Sand mastic for sash & case windows in Larbert, Falkirk
Problem with your window and door surrounds in Larbert? We remove the old material, prepare the joints and seal them properly, and the work is guaranteed for a year.
- Draughts and rain around sash boxes
- Gaps where the frame meets the masonry
- Cement or filler used on old window joints that has cracked
Looking after it afterwards
Looking after new joints is easy:
- Keep modern sealant off the mastic
- Find out about consent before window work on a listed home
- Take care around the mastic when scraping paint
- Check the mastic when you check the paintwork
Look at the mastic when you look over the windows. Small cracks are easier to deal with early.
Renewing mastic before redecorating saves doing it twice. Paint over cracked mastic only covers it up.
About our sand mastic in Larbert
A silicone bead around a sash window can look out of place and isn’t always the right material. Sand mastic gives a finish that matches the age of the house, and we can replace one with the other. We work on sash and case windows, tenement windows and period & listed homes, and the jobs we see most are failed mastic on an exposed elevation and a silicone bead on a sash window that spoils the look.
Many older Scottish homes still have timber windows set into stone walls. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.
We guarantee the work for a year. If something is not right with it in that time, tell us and we’ll put it right.

The process
Good joint work is mostly preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours per window, depending on the condition of the joints. Somewhere like Larbert may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- First we agree which joints need doing.
- We remove the old, loose mastic.
- We pack any deep voids first.
- We apply the mastic by hand and shape it.
- The surface is finished to suit the stone or brick.

Advice
What sand mastic looks like in Larbert
Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.
Homes close to Tryst Church and Hall include some older properties, and replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. If you look after a building such as Kinnaird Primary School, the mastic around its windows and doors needs looking after like any other building’s.

Signs you need sand mastic in Larbert
Scraping and sanding before painting can loosen old mastic. Many people find it crumbling when they prepare the windows, which is a good time to renew it.
Keep an eye out for any of the following:
- Wind and rain getting in round a sash window
- Mastic round period door frames that has failed
- Modern sealant on a period surround
- Old sand mastic that has cracked, crumbled or fallen out
Rented homes near Larbert station change hands often, and any sash windows need sound mastic to keep draughts and rain out.

Should I try it myself first?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
Why deal with it now?
Silicone might seem the quicker option, but on period stone or brick it often looks out of place. Sand mastic suits the building and blends with the stone or brick. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Doing several joints on one visit is generally more efficient than separate visits. You will get one clear quote for the whole job.
