About bathroom resealing in FK2

A fresh bead of silicone changes how a bathroom looks more than most people expect. Mouldy silicone makes even a new bathroom look neglected, and a neat new joint puts that right in a short visit. It also seals the gaps that let water behind the bath. We work on wet rooms, sinks & splashbacks and baths, and the jobs we see most are failed sealant on the screen profile and a reseal done over the top of the old bead.

When we arrive, we start by going over the job with you. We protect the surfaces around the joints before any work begins. The work normally takes a couple of hours for a single bath or shower.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, generally around 24 hours.

Landmarks near Falkirk

In Falkirk, that means homes and buildings near Callendar Park, The Goose On Newmarket pub and Comely Park School, among other places. Also close by are Falkirk High School (0.7 miles south-west) and St. Francis Xavier's Roman Catholic Church (within half a mile north). There’s a railway station in Falkirk itself: Falkirk Grahamston station. Well-known places in the area include Torwood Castle (4 miles north-west) and Falkirk Community Hospital (less than half a mile south-west). Not far away are Callendar Lake.

Bathrooms and kitchens across FK2

From Larbert, Stenhousemuir and Bantaskin to its smaller places, homes across FK2 have bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.

Homes in Scotland come with their own details: sash and case windows, harled walls and, in the towns and cities, tenement flats. FK2 is part of the area we cover across Scotland. Along the coast in FK2, window and wall joints facing the sea take the brunt of the weather, and that’s where sealant usually gives up first. Good preparation and the right sealant help it cope.

Falkirk: If you live in an older home near St. Francis Xavier's Roman Catholic Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Rented homes near Falkirk Grahamston station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Can I do it myself?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

If you’ve already had a go yourself, that is fine. We cut it out and start again.

Why deal with it now?

The difference in a professional reseal is mostly what you don’t see: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Without that preparation, the new bead won’t last.

Questions to ask before you book

  • How long to leave it before use
  • Which colour the sealant will be
  • Whether VAT is included
  • What guarantee comes with the work

Honest limits

It helps to know what we can’t do:

  • A cracked shower tray or bath (that needs repair or replacement)
  • Failed grout lines across the wall
  • A leaking waste, trap or valve

Work for landlords, hotels and businesses

From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

Surface by surface

Sinks & splashbacks

The edge of an inset sink is a common place for water to get under the worktop. We reseal the visible edge of the sink where it has failed.

Wet rooms

A wet room floor and its walls can move independently, so the corners need a flexible seal, not grout. Where grout in a corner has cracked, we can replace it with sealant.
