Bathroom resealing across FK10: what to expect
Across FK10, the joints we reseal are the ones that fail in any home: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Every joint is cut out, cleaned and left dry before it’s resealed. We work on kitchen worktops & upstands, baths and basins & vanity units, and the jobs we see most are a messy, uneven bead from a previous reseal and water escaping at the shower enclosure.
There is not much for you to do on the day. Point us to the joints and we will get on with it. The job generally takes around two hours for one bath or shower, longer for a whole bathroom, including the tidy-up.
- We look at every joint first and check for movement or leaks.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you are told the cure time, normally around 24 hours.
What affects the price in FK10

Local landmarks in Alloa
Around Alloa, our work takes us to homes and buildings near Alloa North Church, Alloa Academy and The Bobbing John pub, among other places. Alloa has its own railway station: Alloa station. A little further out are Old Tulliallan Castle (3.8 miles south-east) and Alloa Museum And Gallery (under half a mile south). Not far away are Black Devon Wetlands RSPB Reserve and Myreton Hill.
Bathroom resealing across FK10: local notes
Across FK10, from Alloa, Tullibody and Kincardine outwards, we see bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.
Scotland has its own building regulations, and homes here bring their own details: harled walls, sash and case windows and, in the larger towns and cities, tenements. We work across Scotland, including FK10. FK10 includes coastal places, where outside joints face more wind, rain and salt than they would inland. Walls facing the sea are usually the first to need attention.
Alloa: Schools such as Alloa Academy are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. If you live in an older home near Alloa North Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
Should I try it myself first?
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
When something else is needed
We will not take on work that won’t last, so these are the limits:
- Loose or hollow tiles, or failed tanking behind them
- Water coming from the plumbing rather than the joint
- A tray that rocks until it’s re-bedded
Different surfaces, different methods
Shower trays & enclosures
A tray that rocks will split any sealant. Movement is checked before anything is resealed, and tell you if it needs re-bedding first.
Wet rooms
A wet room floor and its walls can move independently, so the internal corners need silicone rather than grout. Cracked grout in a corner can be cut out and replaced with silicone.
Keeping the joints in good condition
Good habits help new joints last longer. Our tips:
- Never pick at the silicone with a blade
- Wait for the cure time we give you
- Stick to a soft cloth and a mild cleaner
- Wipe up water along the back of the worktop
Have a look at the joints every few months. Small splits and lifting ends are easy to catch early, so if something doesn’t look right, just email us at info@mrmastic.co.uk.
A split bead lets water through every time the bath or shower is used. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.
Landlords, agents and businesses in FK10
From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.
A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.
FK10: your questions answered
Can new silicone go straight over the old?
No. Sealing over the top looks fine for a few weeks, then lifts. We remove the old bead completely before resealing.
Can I add another job to the visit?
Yes. More than one area can be quoted together.
Will it make a mess?
No. We protect the surfaces around the joints, and we tidy up before we go.
How long does the new silicone need before I use the shower?
Silicone is touch-dry quite quickly, but it takes longer to cure. Keep water off it for around 24 hours, or as long as we advise for that product.
Do you have insurance?
Yes. We are fully insured for domestic and commercial work.
Will the old sealant be removed?
Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.
Do you do commercial work?
Yes. We have worked for hotels, offices and other businesses and we are fully insured.
