Bathroom resealing in FK12: how it works
Kitchens need the same care as bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback all take splashes every day, and water that gets into the back edge of a worktop can swell the board. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. We are often asked to deal with a bead that has pulled away from the tiles and black mould in the silicone that won’t clean off, across wet rooms, basins & vanity units and sinks & splashbacks.
We bring everything the job needs with us, so there’s nothing for you to buy. Once we have agreed what’s being done, we protect the area and start. It normally takes half a day or less for one room, longer when the kitchen is included.
- Protection goes down around the bath, shower or worktop.
- Old sealant is sliced away and the residue removed.
- We treat any mould and let the joint dry properly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
How we quote
Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.
What you get with us
- A 12-month guarantee on all work
- Anti-fungal sanitary silicone in wet areas
- 180+ five-star Google reviews
- ARBOMaster approved applicator
How to get a quote
Getting a quote is simple: let us know what needs doing and where. Photos by email help us understand the job, and we will take it from there.
Local landmarks in Alva
We work in homes and buildings around Johnstone Arms Hotel, Alva and Alva Academy and the streets around them. Alva’s nearest station is Alloa station, roughly 2.5 miles south of the centre. Nearby you’ll also find Tullibody Heritage Museum (2.1 miles south-west). Open spaces near Alva include Airthrey Loch and Craig Leith.
Bathroom resealing across FK12: local notes
Homes across FK12 range from older properties to new builds, and in places like Alva there’s plenty of rented property too. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.
Homes in Scotland come with their own details: harled walls, sash and case windows and, in the larger towns and cities, tenements. FK12 is part of the area we cover across Scotland.
Alva: If you look after a building such as Alva Academy, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. For landlords with property near Alloa station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
What happens if it’s left?
You do not need a new bathroom because the sealant looks bad. Replacing the joint is usually all it takes. If we find a deeper problem, you will hear it from us.
Comparing quotes
- How the colour is chosen
- Whether all the old sealant comes out first
- How long to leave it before use
- How the surfaces are prepared before sealing
How the job changes by surface
Sinks & splashbacks
Next to the sink, the sealant has to cope with constant water, and a food-safe product where it’s needed. The bead is finished smooth so it wipes clean.
Basins & vanity units
A vanity top has a joint along the wall and sometimes at the sides. If water gets in, the cabinet underneath can swell, so a neat, continuous bead matters.
Should I try it myself first?
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
Work for landlords, hotels and businesses
In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.
Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we’ll quote.
How we quote for bathroom resealing
There’s no set price list. The quote depends on:
- How much old sealant there is and how hard it is to remove
- The number of rooms or windows
- Whether there’s mould to deal with
- Access and height
What it costs depends on how much there is to do, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before any work starts.
Asking for a quote
Photos by email are helpful but not essential. Try to tell us:
- Whether it’s a home or a business
- Where the job is, and your postcode
- The problem you’ve noticed
- The rough size of the job
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and add pictures by email if you can.
FK12 questions
Will it make a mess?
We keep the work tidy. We protect what’s around the joints, and the area is left clean when we finish.
Can mouldy silicone be sorted out?
Yes, by replacing the sealant. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Airing the room well helps stop it returning.
What does bathroom resealing cost?
There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. You’ll get a clear quote before any work starts.
Do I need to be at home?
For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.
Do you have insurance?
Yes. We are fully insured.
Are you an approved applicator?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.
Can I do it myself?
Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.
