Bathroom resealing across Clackmannanshire: what to expect
Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Clackmannanshire. We are fully insured ARBOMaster approved applicators, and every job carries our 12-month guarantee. We work on basins & vanity units, sinks & splashbacks and baths, and common reasons people get in touch are a messy, uneven bead from a previous reseal and two layers of silicone, both failing.
Once we are on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes around two hours for one bath or shower, longer for a whole bathroom.
- We cover the area around the joints we are working on.
- We cut away the old sealant and clean off what’s left.
- Mould is treated, then the joint is left to dry thoroughly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
Pricing in Clackmannanshire
What it costs depends on how much there is to do, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before work begins, so you know where you stand.

Around Alloa
Locally, jobs take us to homes and businesses close to Alloa North Church, Alloa Academy and The Bobbing John pub, among other places. Alloa has its own railway station: Alloa station. Well-known places in the area include Old Tulliallan Castle (3.8 miles south-east) and Alloa Museum And Gallery (within half a mile south). The countryside around Alloa includes Black Devon Wetlands RSPB Reserve and Myreton Hill.
Bathrooms and kitchens across Clackmannanshire
Our bathroom resealing work across Clackmannanshire covers homes, rentals and businesses, from Alloa, Tullibody and Tillicoultry to the quieter places in between. Wherever the job is, all the old material comes out before anything new goes in.
Our work covers the whole of Scotland, Clackmannanshire included. Longer journeys are planned in advance, and outdoor work around the weather. Along the coast in Clackmannanshire, holiday lets and guest houses can have bathrooms in near-constant use, which is hard on sealant and grout, and the weather is hard on the outside too.
Alloa: In the older streets around Alloa North Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them. Rented homes near Alloa station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.
Work for landlords, hotels and businesses
For anyone letting property in or around Clackmannanshire, several properties can be quoted together. Send us the addresses and the work at each.
From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.
Why act early?
A failed joint gets more costly to put right the longer it’s left. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, turning a small job into a building repair.
Questions to ask before booking
- Who does the work, and how experienced they are
- How long the guarantee is
- How long to leave it before use
- How hidden problems are handled
What sealant work can’t fix
In fairness, some problems need a different trade:
- Water coming from the plumbing rather than the joint
- Tiles that have come away from the wall
- A bath or tray that moves because it isn’t properly supported
DIY versus a professional finish
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
A DIY attempt does not rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.
How the job changes by surface
Basins & vanity units
A vanity top has a joint along the wall and sometimes at the sides. If water gets in, the cabinet underneath can swell, so a neat, continuous bead matters.
Sinks & splashbacks
Next to the sink, the sealant has to cope with constant water, including a food-safe sealant where that’s needed. The bead is finished smooth so it wipes clean.
Clackmannanshire: your questions answered
Where is Mr Mastic based?
Mr Mastic is based in Crawley. Our applicators cover Clackmannanshire.
Is the work guaranteed?
Yes, for 12 months. Looking after the joint as we suggest helps it last.
Do you work for hotels and businesses?
Yes. Hotels, offices and other businesses use us, and we are fully insured.
Do you work for landlords and businesses?
Yes, regularly. We can quote for several properties at once, and between tenancies is a good time for the work.
I’m a tenant. Can you help?
We are happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.
My sealant has gone black. Can you sort it?
Yes. Once mould has grown into the silicone, it normally can’t be cleaned out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.
Can new silicone go straight over the old?
No. It’s a common reason for reseals failing. We cut out all of the old sealant, clean the joint and start again.
