Bathroom resealing for homes and businesses in Menstrie
It isn’t only bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback get wet every single day, and water behind a laminate worktop can make it swell. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. If you’re dealing with new sealant laid over old sealant that is now lifting and water getting behind the kitchen upstand, we can help, whatever the surface.
For a place like Menstrie, the job is the same as anywhere: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.
All our work is covered by our 12-month guarantee, wherever you are in Clackmannanshire.

Why it’s worth doing now in Menstrie
Mould removers can fade the surface of a stained bead, but where mould is inside the silicone it generally comes back. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
What you pay reflects the work, not guesswork. That is why we ask a few questions first and send you a clear quote before we start.

What bathroom resealing looks like in Menstrie
Menstrie is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out.
Letting a property close to Alloa station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. For site and facilities teams at buildings such as Lornshill Academy, we reseal washrooms and kitchens in schools and businesses as well as homes.
Menstrie is about 3 miles north-west of Alloa, in Clackmannanshire. Jobs in Menstrie get the same care as everywhere else we work: the old material taken out, joints prepared properly and a 12-month guarantee. Our Clackmannanshire coverage runs to 16 places, and Menstrie is one of them. There’s also a page for Glasgow, about 26 miles away.
We work across FK11 for bathroom resealing and the streets around it. Landlords, agents and businesses in Menstrie
Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. Several properties can go on one quote.
We work for landlords and agents as well as householders. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.
The process
When we arrive, we start by going over the job with you, so there are no surprises. Surfaces next to the work are protected before work begins. The work usually takes a morning or an afternoon for most single baths and showers. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- Protection goes down around the bath, shower or worktop.
- We cut away the old sealant and clean off what’s left.
- Mould is treated, then the joint is left to dry thoroughly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- The joint is finished neatly and we explain when it can get wet.
How to prepare
- Let us know if you’ve seen damp or leaks
- Mention any sign-in or site rules at work premises
- Let us know about stairs, lifts or work at height

Menstrie: your questions answered
Do you cover smaller places like Menstrie?
Yes, we do. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Is Menstrie in your area for bathroom resealing?
Yes. We work across all of Scotland, and Menstrie is part of that. You can email us at info@mrmastic.co.uk and tell us what needs doing, and we’ll give you a clear quote.
Where are you based?
We are a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.
Do you guarantee your resealing?
Yes, for 12 months. Looking after the joint as we suggest helps it last.
What do you need from me for a quote?
A short description and the location, with pictures by email if possible. If we need more, we will ask.
What do you put in the joint?
The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.
How long before the new sealant can get wet?
The surface skins over fairly quickly, but the bead needs longer to cure right through. Leave it around 24 hours before it gets wet, or follow the cure time we give you.
Is there any odour?
Some sealants have a smell while they cure. Opening a window helps.
How to look after the new joints
To keep the joints looking good and working properly:
- Let new sealant cure fully before it gets wet
- Dry worktop joints after washing up
- Squeegee the walls and tray after use
- Run the extractor fan during and after every shower
Have a look at the joints every few months. A small split or a corner lifting is easy to spot, so if something does not look right, just send an email to info@mrmastic.co.uk.
A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.
What affects the cost of bathroom resealing
We do not publish a price list, because no two jobs are the same. The quote depends on:
- How many areas need sealing
- Mould in or behind the old joints
- Whether the work is at height
- Whether old sealant or filler has to be cut out
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.
What to tell us for a quote
To help us quote quickly, please include:
- If someone has resealed it before
- The type of property
- What’s wrong with the joints now
- Roughly how big the job is
A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and add pictures by email if you can.
DIY sealant or a professional job?
A DIY attempt does not rule out a professional job. We cut it out and start again.
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
