Bathroom resealing in Fallin, done properly
With over 20 years in the trade, we reseal baths, showers and kitchens in homes across Fallin. We’re fully insured ARBOMaster approved applicators, and the work comes with a 12-month guarantee. We work on shower trays & enclosures, baths and basins & vanity units, and people most often call us about black spots spreading through the bead and smears of silicone across the tiles.
A bathroom in a place like Fallin gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.
Big or small, you get the same one-year guarantee in Fallin and across Stirling.

Bathrooms and kitchens in Fallin
Fallin is within about 2 miles of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
In and around Fallin, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.

What happens on the day
When we arrive, we look over the joints with you first, so you know exactly what we are doing. We protect the surfaces around the joints before any work begins. The work usually takes two to three hours for a typical bath, depending on how much old sealant there is. Somewhere like Fallin may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- First the area is protected and every bit of old sealant removed.
- Next, the joint is cleaned and any mould is treated.
- The joint is left to dry, and baths are filled with water first.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- We clear away and tell you when it can get wet, generally after around 24 hours.
Preparing for the visit
- On commercial sites, let us know about site rules
- Keep children and pets away from the work area

What we are called out for in Fallin
Baths and trays move. Acrylic in particular gives slightly under the weight of water and a person, while a poorly supported tray can shift underfoot. That movement works at the bead until it splits or peels away.
Most people get in touch after spotting something like this:
- A joint torn by a bath that flexes
- Two layers of silicone, both failing
- A messy, uneven bead from a previous reseal
- Leaking joints on a shower screen
For landlords with property near Stirling station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Fallin questions
Do you cover Fallin for bathroom resealing?
Yes, Fallin is within the area we cover. We work across all of Scotland. You can email us at info@mrmastic.co.uk and tell us what needs doing, and we’ll send you a clear quote.
Will you come out to Fallin?

Where is Mr Mastic based?
Mr Mastic is based in Crawley. We cover Fallin and the rest of Stirling.
Can mouldy silicone be sorted out?
Yes. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.
Do you hold any approvals?
Yes. We hold ARBOMaster approved applicator status, and we’re fully insured.
Will it make a mess?
Tidy work is part of the job. Nearby surfaces are protected, and we clear up when we’re done.
Do you work for landlords and businesses?
Yes, regularly. We can quote for several properties at once.
How long does a bath or shower reseal take?
That depends on the number of joints and the state of the old sealant. For most single baths or showers, allow a couple of hours.
DIY versus a professional finish
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
What the job involves on each surface
Sinks & splashbacks
Water getting under the rim of an inset sink can soak the worktop. We reseal the visible edge of the sink where it has failed.
Kitchen worktops & upstands
Worktop joints get wet and wiped every day. The new bead is colour-matched where it shows.
Why it’s worth doing now in Fallin
Sorting it now is quick: it takes a couple of hours for a single bath or shower. Left until water gets through, the job can grow to lifting panels, drying out and decorating. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you’re unsure, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

Keeping the joints in good condition
How long the joints last depends on use and care. We suggest:
- Give the silicone its full cure time
- Use gentle cleaners on the silicone
- Keep the fan on for a while after bathing
- Squeegee the walls and tray after use
Wipe up standing water along the worktop joint. A dry joint lasts longer.
Each shower pushes a little more water through a failed joint. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Early resealing closes the gap before damage is done.
