About bathroom resealing in FK7

Kitchens need the same care as bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback get wet every single day, and water behind a laminate worktop can make it swell. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. We are often asked to deal with shrunken sealant along the back of a worktop and water escaping at the shower enclosure, across wet rooms, sinks & splashbacks and basins & vanity units.

We keep the work tidy and contained to the area we are working on. Expect the work to take around two hours for one bath or shower, longer for a whole bathroom, and we tell you how long to leave it before we go.

  1. First the area is protected and every bit of old sealant removed.
  2. We clean and degrease the joint and treat any mould.
  3. We let it dry fully and fill the bath with water before sealing.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. Finally we tidy up and explain the cure time before we leave.

How we quote

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

Why choose Mr Mastic

  • We leave the area clean and tidy
  • Quality sealants from Arbo and Everbuild
  • We agree the colour with you first
  • Homes, businesses and hotels

How to get a quote

There’s no standard price list, as no two jobs are quite the same. Instead, we send you a clear quote for your job. To arrange one, drop us a line at info@mrmastic.co.uk.

Near you in Stirling

We work in homes and buildings around Royal Gardens, Terraces Hotel and Allan Park South Church. Stirling has its own railway station: Stirling station. Bathroom resealing across FK7: local notes

Our bathroom resealing work across FK7 covers homes, rentals and businesses, in St. Ninians, Torbrex and Riverside and well beyond. Wherever the job is, all the old material comes out before anything new goes in.

We work across all of Scotland, from the cities to the islands, and FK7 is part of that. Longer journeys are planned in advance, and outdoor work around the weather. Along the coast in FK7, window and wall joints facing the sea take the brunt of the weather, so they’re often the first to fail. Good preparation and the right sealant help it cope.

Stirling: For an older house near a landmark such as Allan Park South Church, older homes can move a little, which is hard on rigid grout and tired sealant. For site and facilities teams at buildings such as Wallace High School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

What affects the quote in FK7

We do not publish a price list, because jobs vary so much. The quote depends on:

  • Access and height
  • How much old sealant there is and how hard it is to remove
  • The size of the job
  • How many rooms, windows or areas are involved

The cost reflects the work involved, not a rough estimate. That is why we ask about the job first and agree the price before starting.

What to tell us for a quote

To make quoting easier, let us know:

  • How many joints, rooms or windows are involved
  • What the problem is, such as mould, gaps, leaks or cracking
  • The address or postcode of the job
  • Pictures of the joints, sent by email

Signs you need bathroom resealing

A bath shifts a little every time it’s filled and emptied. Acrylic in particular gives slightly under the weight of water and a person, while a poorly supported tray can shift underfoot. That movement works at the bead until it splits or peels away.

The problems people usually mention when they call include:

  • Smears of silicone across the tiles
  • Sealant that has split, shrunk or peeled away
  • Leaking joints on a shower screen
  • Shrunken sealant along the back of a worktop

Can I do it myself?

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.

For landlords and businesses

We also work for property managers and facilities teams in FK7 and across Stirling. Several sites can be quoted together, and we are fully insured for the work.

Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.

Different surfaces, different methods

Sinks & splashbacks

Water getting under the rim of an inset sink can soak the worktop. We reseal the visible edge of the sink where it has failed.

Wet rooms

In a wet room, the joints between floor and walls take standing water. They get anti-fungal sanitary silicone, and our work is on the visible joints only.

FK7: your questions answered

Should I try DIY first?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Is white the only colour available?

White and clear are the most common choices, but other colours can be used to suit tiles and worktops. Let us know your preference when you ask for a quote.

Is there any odour?

Sometimes, a little. Any smell clears as the sealant cures.

Do you have insurance?

Yes. We are fully insured for domestic and commercial work.

What sealant do you use?

Each joint gets the product that suits it. Movement, water and weather all affect the choice.

Do I have to be there?

For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.

Do you guarantee your resealing?

Yes, a one-year guarantee. Looking after the joint as we suggest helps it last.
