Bathroom resealing in Braehead and Broomridge, done properly

With over 20 years in the trade, we reseal baths, showers and kitchens in homes across Braehead and Broomridge. We are ARBOMaster approved and fully insured, and every job carries our 12-month guarantee. We work on kitchen worktops & upstands, basins & vanity units and baths, and people most often call us about water getting behind the bath panel and smears of silicone across the tiles.

A bathroom in a place like Braehead and Broomridge gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

A one-year guarantee comes as standard, so you’re not left on your own once the job is done.

DIY sealant or a professional job?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

How the visit works

All our tools and materials come with us in the van, so you don’t need to buy or prepare anything. Once we’ve agreed what’s being done, the area is protected and the work begins. Most jobs take half a day or less for one room, longer when the kitchen is included. For a place like Braehead and Broomridge, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We cover the area around the joints we’re working on.
  2. Old sealant is sliced away and the residue removed.
  3. We treat any mould and let the joint dry properly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. The joint is finished neatly and we explain when it can get wet.

Before we arrive

  • Try not to wet indoor joints just before the visit
  • Keep children and pets away from the work area
  • Mention any leaks or damp you’ve noticed

Advice

Questions from Braehead and Broomridge

Do you cover smaller places like Braehead and Broomridge?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Do you take on hotel work around Braehead and Broomridge?

Yes, hospitality work, including hotels, is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

Is there any odour?

That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.

Where is Mr Mastic based?

Our base is Crawley. We work across South East England, London and Scotland.

Can I do it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.

My sealant has gone black. Can you sort it?

Yes, we can. We strip the bead, treat the joint and lay new anti-fungal silicone.

Can I choose the colour of the sealant?

White, clear and a range of colours are available. Where the joint is on show, we match it to the surface.

Do you hold any approvals?

Yes. We’re approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.

Work for landlords, hotels and businesses

If you manage several properties in or around Braehead and Broomridge, jobs at different addresses can go on one quote. Send us the addresses and the work at each, and pictures by email help.

Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

Looking after it afterwards

No joint lasts for ever, but care makes a real difference. A few tips:

  • Give the silicone its full cure time
  • Keep an eye on the corners, where splits start
  • Don’t let bottles sit on the bead
  • Clean with a mild bathroom cleaner and a soft cloth

Wipe up standing water along the worktop joint and keep hot pans off the bead. A dry joint lasts longer.

A failed kitchen joint is easy to miss. Splashes run behind the back edge and soak into the worktop, where it can make the board swell. A reseal in time can save the worktop.

When to call us in Braehead and Broomridge

Baths and trays move. An acrylic bath flexes under load, while a poorly supported tray can shift underfoot. That movement works at the bead until it splits or peels away.

Signs it’s time to call us include:

  • Leaks into the floor or ceiling below
  • Black spots spreading through the bead
  • Smears of silicone across the tiles
  • Failed sealant on the screen profile

Rented homes near Stirling station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Questions to ask before booking

  • Whether they’re fully insured
  • Is the old sealant removed completely?
  • When the joint can take water or movement
  • Which colour the sealant will be

Basins & vanity units

Basins take less water than showers, but the joint behind them is splashed every day. Corners behind basins are where mould tends to start, so it’s cut out and renewed just like a bath joint.

Shower trays & enclosures

The vertical joint where a screen profile meets the wall is a common leak point. We reseal it along with the base of the enclosure, sealing the side the enclosure’s instructions call for.

Quotes for bathroom resealing in Braehead and Broomridge

Some jobs are bigger than they look, and some smaller. The main factors:

  • The old material and how stubborn it is
  • The number of rooms or windows
  • How easy the joints are to reach
  • Any mould that needs treating

The cost reflects the work involved, not a rough estimate. That is why we ask a few questions first and give you a clear price before work begins.
