FAQs for Torbrex

Do you work in hotels near Torbrex?

Yes, we work for hotels as well as homes and businesses. A room-by-room programme keeps most rooms in use while the work goes on.

I let a flat near Stirling station. Can you help?

Yes, we work for landlords and letting agents. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before work begins.

What colours of sealant can you use?

White and clear are the most common choices, but other colours can be used to suit tiles and worktops. Tell us what you’d like when you get in touch.

What information do you need?

A short description and the location, with photos by email if possible. If we need more, we will ask.

Will there be a smell?

That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.

My sealant has gone black. Can you sort it?

Yes. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.

Where is Mr Mastic based?

Our base is in Crawley, West Sussex, and we work across South East England, London and Scotland.

Do I need to be at home?

If the work is inside, we need someone to let us in. Once we’ve agreed the job, you do not need to watch us work.

How we handle bathroom resealing in Torbrex

With over 20 years in the trade, we reseal baths, showers and kitchens in homes across Torbrex. We are ARBOMaster approved and fully insured, and the work comes with a 12-month guarantee. We’re often asked to deal with mouldy sealant that has gone black and splits where the tray meets the wall, on sinks & splashbacks, basins & vanity units and shower trays & enclosures.

For a place like Torbrex, the job is the same as anywhere: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.

What happens on the day

Before we leave, we go over the finished joints with you. The visit itself generally takes a morning or an afternoon for most single baths and showers, depending on the amount of work. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. Protection goes down around the bath, shower or worktop.
  2. Old sealant is sliced away and the residue removed.
  3. We treat any mould and let the joint dry properly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. The joint is finished neatly and we explain when it can get wet.

Preparing for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • Let us know about earlier repairs to the joints
  • Tell us about any water getting in

Advice

What bathroom resealing looks like in Torbrex

Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out.

Rented homes near Stirling station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. Managing a site like Wallace High School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Different surfaces, different methods

Shower trays & enclosures

If a tray moves underfoot, new silicone will not last. We check for movement before we reseal, and if the tray needs refixing, we will say so.

Baths

Acrylic baths give a little under load, and even steel and cast iron baths settle slightly when full. Filling the bath first allows for that movement.

How we quote for bathroom resealing

You’ll get a clear quote before work begins. It takes into account:

  • The old material and how stubborn it is
  • Any mould that needs treating
  • How many areas need sealing
  • When we can work, for business premises

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we will go through it with you.

Asking for a quote

Photos help, but a description is a good start. Try to tell us:

  • Pictures of the joints, sent by email
  • Any access issues, like height or stairs
  • Whether it’s a home or a business
  • How many joints, rooms or windows are involved

Asking for a quote is easy: tell us what needs doing and where. A few photos by email make the job easier to understand.

Work for landlords, hotels and businesses

In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.

DIY sealant or a professional job?

A DIY attempt does not rule out a professional job. We remove it and do the joint properly.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Why act early in Torbrex

Leaving a split or mouldy bead only stores up trouble. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, and that’s a far bigger job than a reseal. In a place like Torbrex, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

The cost depends on the amount of work, how much old material has to come out and access to the work. We give a clear quote before any work starts.

Looking after it afterwards

Good habits help new joints last longer. Our tips:

  • Keep the fan on for a while after bathing
  • Dry the bead with a towel now and then
  • Stick to a soft cloth and a mild cleaner
  • Keep an eye on the corners, where splits start

Wipe up standing water along the worktop joint. The drier the joint stays, the longer it lasts.

Small signs come before a leak: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. Any of these means the joint needs attention.
