Need regrouting in Torbrex?

How we handle regrouting in Torbrex

We check the tiles before any grout comes out. If any tiles are loose or sound hollow, we tell you, since new grout cannot fix a problem underneath. Where the tiles are sound, regrouting gives the area a new lease of life. We work on kitchen splashbacks, wet rooms and bathroom floors, and people most often call us about grout washed out of a shower and stained grout that cleaning won’t shift.

In and around a place like Torbrex, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are generally the first signs.

You get a 12-month guarantee, the same in Torbrex as everywhere else we work.

Why it’s worth doing now in Torbrex

If tiles are loose, regrouting alone is not the answer. We will tell you before any work starts, so you can decide what to do. On sound tiles, regrouting avoids the upheaval of a retile. In a place like Torbrex, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

What you pay reflects the work, not a rough estimate. That is why we ask a few questions first.

Why Torbrex customers choose us

How the visit works

There isn’t much for you to do on the day. Point us to the joints and we’ll get on with it. The work itself takes a few hours for a shower enclosure, longer for a whole room. Outside jobs in Torbrex need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We check the tiles are sound and flag any that are loose or hollow.
  2. We rake out the old grout to an even depth, taking care of the tile edges.
  3. The joints are vacuumed and cleaned.
  4. New grout is worked into the joints and cleaned off the tile faces.
  5. The corners and edges get new silicone, because grout there would crack.

Getting ready for the visit

  • Mention any parking rules near the property
  • Mention any sign-in or site rules at work premises
  • Plan for the work area to be out of bounds to pets and children

What regrouting looks like in Torbrex

Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

DIY sealant or a professional job?

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

What we cannot put right

Some problems need a builder, plumber or other trade rather than us:

  • Failed tanking or waterproofing under the tiles
  • Tiles that have come away from the wall
  • Water coming from plumbing rather than grout

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.

  • Kitchen splashbacks

Different surfaces, different methods

Kitchen splashbacks

Splashback grout picks up grease and cooking stains. Once it’s stained, new grout is often the only fix.

Corners and edges

Edges are resealed while we are there, so everything is renewed at once.

Common problems we fix in Torbrex

Grout that was put in corners cracks because those joints flex. Those joints should be silicone, and when they aren’t, water gets in.

These are the problems we are asked about most:

  • Greasy, stained grout behind the hob
  • Crumbling grout between the tiles
  • Floor grout that won’t come clean
  • Grout in a colour the owner wants to change

If you let a flat or house near Stirling station, stained grout drags a rental down, and regrouting between lets puts that right.

Our hiring checklist

Keeping the joints in good condition

No joint lasts for ever, but care makes a real difference. Our tips:

  • Use gentle cleaners on grout
  • Clean with a soft brush, not anything metal
  • Rinse the tiles after showering
  • Keep an eye on the silicone along the edges

Leave the area unused for as long as we advise, so it can harden properly. After that, rinse the tiles after showering and keep the room ventilated.

Tiles can come away if failed grout is left. By then, new grout alone is not enough, so it’s worth acting early.

Torbrex: your questions answered

Do you work for landlords with property near Stirling station?

Yes, we work for landlords and agents. Just send an email to info@mrmastic.co.uk and tell us about the property, and we will give you a clear price.

Will you come out to Torbrex?

Yes. Torbrex is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

How long does regrouting take?

As a guide, most jobs take a few hours, or longer for a fully tiled room. Larger jobs naturally take longer, and we’ll say how long yours will take.

What goes in the corners, grout or silicone?

We use silicone in corners and along edges. Grout in a moving joint soon cracks.

Can you quote for more than one area?

Yes, we can. More than one area can be quoted together.

Are you insured?

Yes. Mr Mastic is fully insured, and we’ve been doing sealant work for more than 20 years.

No. We remove every bit of old sealant first, so the new sealant bonds properly.

Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. We can talk about working times when we quote.
