Glazing silicone in Torbrex

Glazing silicone that has yellowed, blackened or come away looks poor and can leak. It comes off cleanly, without marking the glass and reseal the joint. We’re often asked to deal with a quick top-up bead that didn’t last and leaks where conservatory glass meets the frame, on glass-to-glass joints, shower screens and glass-to-frame joints.

Outdoor sealant needs a dry surface, so window work around Torbrex is planned around the weather, and longer journeys are planned in advance. Tell us about access to all the windows and doors, upstairs included.

We stand behind the work with a one-year guarantee, so you’re covered after we have gone.

Leave it or put it right?

Dealing with a leaking shower screen early protects the floor and ceiling. Water from a failed joint can soak into the floor before it shows. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all play a part.

Why Torbrex clients choose us

  • Old sealant always removed completely
  • Quality sealants from Arbo and Everbuild
  • An ARBOMaster approved applicator
  • Colour agreed with you before work begins

Failed sealant is one of the commonest items on a check-out report. We can quote for more than one property at once.

Torbrex homes and the weather

Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

If you look after a building such as Wallace High School, larger buildings have plenty of frames, and the mastic around each one ages.

Common questions in Torbrex

Do you work for landlords with property near Stirling station?

Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before any work starts.

Is Torbrex in your area for glazing silicone?

Yes. We work across all of Scotland, and Torbrex is part of that. You can email us at info@mrmastic.co.uk and let us know what needs doing, and we’ll give you a clear quote.

Can you just put new silicone over the old?

Many leaks we see come from exactly that. We remove the old silicone, clean the joint and reseal.

How long should I leave it?

Many sealants skin over quickly but take longer to cure fully. We’ll tell you how long to leave the joint.

Will it make a mess?

We keep the work tidy. Nearby surfaces are protected, and we clear up when we’re done.

How long does glazing silicone take?

Typically it takes a few hours, depending on how many joints need doing. Larger jobs naturally take longer, and we will say how long yours will take.

Do the sealants smell?

Some sealants have a smell while they cure. Ventilation helps.

Are you an approved applicator?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

How it works

Good joint work is mostly preparation, so that is where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours for most jobs. Around Torbrex, distance and access matter more than parking. Let us know how to find you and how to reach the joints.

  1. First we agree the joints to be done.
  2. Old sealant is removed from the glass and frame.
  3. We clean and prepare the joint.
  4. We apply and tool the new silicone.
  5. We inspect the work and test it where we can.

Preparing for the visit

  • Move anything stored near the joints
  • Mention any sign-in or site rules at work premises
  • Plan for the work area to be out of bounds to pets and children

Quotes for glazing silicone in Torbrex

Your quote is based on your job. We look at:

  • Access and height
  • When we can work, for business premises
  • The number and length of the joints
  • Any mould that needs treating

Doing several joints on one visit generally makes better use of the time than several visits, so tell us about everything that needs sealing. You will get one clear quote for the whole job.

What to tell us for a quote

When you contact us, it’s useful to know:

  • Pictures of the joints, sent by email
  • How many joints, rooms or windows are involved
  • Whether it’s a home or a business
  • How we’d reach the joints

Call for a quick quote, or email us if that’s easier. Describe what needs sealing and we will explain what’s involved before giving you a price.

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

What we are called out for in Torbrex

Sealant laid over old sealant does not last. Many failed joints we see have been topped up rather than cut out leaving a path for water.

If you can see any of these, it’s time to have the joints looked at:

  • Leaks from the base of a shower screen
  • Water tracking down the inner face of the glass
  • Water getting into a conservatory at the joints
  • Glazing silicone that has cracked or come away

Letting a property close to Stirling station? Then a shower screen or conservatory joint that leaks is easier to reseal while the property is empty.

  • Which colour the sealant will be
  • How long to leave it before use
  • Who does the work, and how experienced they are
  • Which sealant they’ll use, and why
