Sealant work in FK8

Bathroom resealing in FK8: how it works

Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across FK8. We’re fully insured ARBOMaster approved applicators, and the work comes with a 12-month guarantee. We are often asked to deal with black spots spreading through the bead and a messy, uneven bead from a previous reseal, on sinks & splashbacks, wet rooms and basins & vanity units.

When we arrive, we start by going over the job with you. We protect the surfaces around the joints before any work begins. The work generally takes around two hours for one bath or shower, longer for a whole bathroom.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you’re told the cure time, generally around 24 hours.

Where we work in FK8

In FK8, bathroom resealing takes in flats, houses, rentals and businesses, from St. Ninians, Raploch and Cornton to the quieter places in between. Wherever the job is, all the old material comes out before anything new goes in.

Scotland has its own building regulations, and homes here bring their own details: sash and case windows, harled walls and, in the towns and cities, tenement flats. We work across Scotland, including FK8.

Raploch: For landlords with property near Stirling station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Managing a site like Wallace High School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Why it fails

Black mould is behind a lot of resealing. Steamy rooms that don’t dry out give mould all the damp it needs, and once it has grown into the bead, cleaning rarely gets it out.

These are the problems we’re asked about most:

  • Splits where the tray meets the wall
  • A reseal done over the top of the old bead
  • Gaps between the worktop and the wall
  • Leaks into the floor or ceiling below

Aftercare tips

Simple care keeps the joints in good condition. We recommend:

  • Dry worktop joints after washing up
  • Stick to a soft cloth and a mild cleaner
  • Keep an eye on the corners, where splits start
  • Let new sealant cure fully before it gets wet

Don’t stand bottles along the bead, as they hold water against it. Squeegeeing the walls and tray after use keeps water from sitting on the joint.

Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning usually won’t remove it, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.

DIY sealant or a professional job?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Why act early?

Sorting it now is quick: it takes two to three hours for a typical bath, depending on how much old sealant there is. Left until water gets through, the job can grow to lifting panels, drying out and decorating.

For landlords and businesses

Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

We also work for property managers and facilities teams. Several sites can go on one quote, and we are fully insured.

Common questions in FK8

Can new silicone go straight over the old?

No. Fresh silicone can’t stick to the old bead, so it lifts and traps water and mould underneath. We always take the old sealant out completely.

How long before the new sealant can get wet?

We give you the cure time before we leave, and it’s normally around 24 hours. Getting it wet too early can spoil the new joint.

Do you work in FK8?

Yes. We are based in Crawley and work across South East England, London and Scotland, and that includes FK8.

Is the work guaranteed?

Yes. Every job carries our one-year guarantee, and we’re fully insured.

What information do you need?

Only a few details: the address or postcode, what’s wrong and any access issues. After that, simply send an email to info@mrmastic.co.uk.

What does bathroom resealing cost?

Every job is different, so each one gets its own quote. To get one, email us at info@mrmastic.co.uk with a short description of the job.

Will it make a mess?

No. The area is protected while we work and cleaned up afterwards.
