Bathroom resealing for homes and businesses in Kippen
Before a bath is sealed, it’s filled with water. The weight settles the bath to its lowest point, so the new joint isn’t pulled apart the first time it’s used. Quick jobs often leave it out, and it makes a real difference. Common call-outs are for mouldy sealant that has gone black and leaking joints on a shower screen, on shower trays & enclosures, sinks & splashbacks and baths.
For a place like Kippen, the job is the same as anywhere: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.
All our work is covered by our 12-month guarantee.

DIY versus a professional finish
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
How it works
We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, and the area is left clean. For a place like Kippen, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We start by protecting the area and stripping out the old bead, including the film left on the tiles.
- Next, the joint is cleaned and any mould is treated.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- We tidy up and give you the cure time, normally around 24 hours.
How to prepare
- On commercial sites, let us know about site rules
- Mention any leaks or damp you’ve noticed
- Where the joints are inside, avoid wetting them before we arrive

Are you fully insured?
Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.
What do you need from me for a quote?
Tell us what needs doing and where, plus pictures if you have them. We will ask anything else we need to know.
Can you do several jobs on one visit?
Yes. Tell us about everything you’d like done and we’ll quote it together.
My sealant has gone black. Can you sort it?
Yes. Mould inside the bead rarely cleans out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.
Should I try DIY first?
Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.
Where do you work from?
Our base is in Crawley, and we work across South East England, London and Scotland.
Why act early in Kippen
A failed joint gets more costly to put right the longer it’s left. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, and that is a far bigger job than a reseal. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Combining jobs into one visit usually makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We’ll send you a clear quote for the lot.

How the job changes by surface
Sinks & splashbacks
Next to the sink, the sealant has to cope with constant water, and a food-safe product where it’s needed. The joint is laid neatly so it’s easy to wipe.
Baths
Acrylic baths give a little under load, while steel and cast iron baths move less but still settle when full. Loading the bath with water before sealing allows for it.
Looking after it afterwards
Once the sealant has cured, a few habits help it last:
- Keep an eye on the corners, where splits start
- Keep scourers and sharp tools away from the bead
- Dry the bead with a towel now and then
- Stick to a soft cloth and a mild cleaner
Wipe up standing water along the worktop joint and keep hot pans away from the silicone. The drier the joint stays, the longer it lasts.
A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning normally will not remove it, and nearby grout often goes the same way. Replacing the sealant early keeps the job small.
Bathroom resealing around Kippen
Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out.
Whether the job is in Kippen itself or nearby, the right material for each joint matters as much as a neat finish. Around Kippen, as everywhere, bathroom resealing is only as good as the preparation behind it.
