Bathroom resealing across G83: what to expect
The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. Once it cracks or goes mouldy, water starts to find its way through. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. Common call-outs are for water escaping at the shower enclosure and a reseal done over the top of the old bead, on shower trays & enclosures, baths and sinks & splashbacks.
We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes a couple of hours for a single bath or shower.
- We cover the area around the joints we are working on.
- Old sealant is sliced away and the residue removed.
- Mould is treated, then the joint is left to dry thoroughly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
What affects the price in G83

- Over 20 years’ experience

How to get a quote
Want a quote for bathroom resealing? Please email us at info@mrmastic.co.uk and tell us about the job. You will know what we plan to do, and what it will cost, before any work begins.
Near you in Alexandria
We work in homes and buildings around Vale of Leven Academy and St Andrew's Parish Church, among other places. The closest station to Alexandria is Alexandria station, about 0.5 miles south-east. Nearby you’ll also find Vale of Leven Hospital (less than half a mile west) and Tullichewan Castle (0.6 miles north-west). Green spaces nearby include Loch Bowie and Dumbuck Hill.
Bathrooms and kitchens across G83
In G83, bathroom resealing takes in flats, houses, rentals and businesses, from Alexandria, Balloch and Bonhill to the quieter places in between. Wherever the job is, all the old material comes out before anything new goes in.
Homes in Scotland come with their own details: sash and case windows, harled walls and, in the towns and cities, tenement flats. We work across Scotland, including G83. In the coastal parts of G83, the sea-facing side of a building takes the most weather, so they’re often the first to fail. The right product and careful preparation help it last.
Alexandria: Rented homes near Alexandria station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. If you look after a building such as Vale of Leven Academy, we reseal washrooms and kitchens in schools and businesses as well as homes.
Looking after it afterwards
Simple care keeps the joints in good condition. We recommend:
- Let new sealant cure fully before it gets wet
- Move toiletries away from the joint
- Use gentle cleaners on the silicone
- Don’t leave water standing on kitchen joints
Give the silicone time to cure before it gets wet, which is generally around 24 hours. Once it’s cured, wiping it down after use keeps it looking new.
Each shower pushes a little more water through a failed joint. Over time that water reaches floors, walls and ceilings. Resealing early stops it.
What affects the cost of bathroom resealing
We quote each job individually. This is what makes a difference:
- The size of the job
- Working hours on commercial sites
- How many rooms, windows or areas are involved
- Any mould that needs treating
The cost reflects the work involved, not guesswork. That’s why we ask a few questions first and agree the price before starting.
Asking for a quote
A few details help us give you an accurate quote. When you ask for a quote, tell us:
- Any previous sealing or DIY work
- The type of property
- Access, such as stairs, a lift or height
- The address or postcode of the job
There’s no standard price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To arrange one, drop us a line at info@mrmastic.co.uk.
Common problems we fix in G83
Baths and trays move. Acrylic in particular gives slightly under the weight of water and a person, while a poorly supported tray can shift underfoot. Over time the joint tears or pulls away from the tile.
Any of these means the joints need attention:
- Cracked, shrunken or lifting silicone
- Splits where the tray meets the wall
- Shrunken sealant along the back of a worktop
- A reseal done over the top of the old bead
When it is not the sealant
We will not take on work that will not last, so here’s what sealant can’t put right:
- Tiles that have come away from the wall
- Water getting in through the grout rather than the sealant
- A leaking waste, trap or valve
Different surfaces, different methods
Sinks & splashbacks
Next to the sink, the sealant has to cope with constant water, and a food-safe product where it’s needed. The joint is laid neatly so it’s easy to wipe.
Kitchen worktops & upstands
Worktop joints get wet and wiped every day. We seal them in a colour that suits the worktop.
