How the visit works
Most of a good job is in the preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it normally takes most of a day for a typical house, less for a few frames. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- First we look at every frame and agree the list.
- We remove the old mastic and clean the frame and the wall.
- We fit backing rod in deep gaps so the sealant is the right depth.
- A flexible, weatherproof sealant is applied in a colour to suit the frame.
- Finally we tidy up and check each joint.
Before we arrive
- Try not to wet indoor joints just before the visit
- Let us know about stairs, lifts or work at height
- Keep pets and children clear of the area while we work
How to get a quote

Advice
How to look after the new joints
No joint lasts for ever, but care makes a real difference. Our tips:
- Paint up to the joint, not over it
- Air rooms to keep condensation down around windows
- Keep paint and stain on wooden frames in good order
- Look round the frames every year or so
Check the drainage slots in the frames aren’t blocked, so water can run away instead of sitting against the joint.
Leaks usually show up in wet, windy weather, but resealing works best in dry conditions. Sorting cracked mastic early means the joint is sound before the bad weather.
Can I do it myself?
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
Why act early in Alexandria
Draughts and leaks don’t always mean new windows. If the frames and glass are in good order, resealing the joints is often all that’s needed. Problems with the glass or gaskets are for a window company, and we’ll say so. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
What you pay reflects the work, not guesswork. That is why we ask about the job first.

Surface by surface
Patio & French doors
Heavy door frames can move more than windows. A flexible sealant copes with that.
Aluminium frames
Aluminium needs a sealant that bonds to coated metal and we avoid acetoxy silicones, which can react with some metals. We use a neutral-cure product.
Do you need window mastic in Alexandria?
Sills take more water than any other part of a window, so the sill ends and the joint below the frame are common leak points. When that sealant fails, water gets into the wall or under the frame.
It’s worth asking for a quote if you see:
- Damp patches on the reveal after heavy rain
- Leaking joints at the ends of sills
- Rushed sealant from a window installation
- Mastic that has split away from the wall
Rented homes near Alexandria station change hands often, and sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

Alexandria questions
Is Alexandria in your area for window mastic?
Yes, Alexandria is within the area we cover. We work across all of Scotland. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we will give you a clear quote.
Will you come out to Alexandria?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
How long before the joint can be used?
Most sealants are touch-dry well before they’re fully cured. We will give you the cure time for the product we used before we leave.
Will new mastic stop draughts?
Yes, if the air is getting in around the frame. If it’s through the window’s own seals or a hinge, that’s a different fix, and we will say so.
Which products do you use?
We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice.
What does window mastic cost?
There’s no set price, as it depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.
Is it messy?
Not at all. We work neatly, protect the area around the joints and tidy up afterwards.
Can you reach windows above the ground floor?
Normally, yes. We plan safe access before the job.
Alexandria homes and the weather
Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.
In the older streets around St Andrew's Parish Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. Managing a site like Vale of Leven Academy? Then larger buildings have plenty of frames, and the mastic around each one ages.
