Trusted window mastic in Dalmonach

The process

All our tools and materials come with us in the van. After a quick look at the joints together, the area is protected and the work begins. It normally takes a few hours for a handful of frames, longer for a whole house. Somewhere like Dalmonach may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First, we confirm safe access to each frame.
  2. Old, cracked mastic is removed completely, along with any loose debris.
  3. Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. The joint is shaped to shed water and the area tidied.

About our window mastic in Dalmonach

Around Dalmonach we seal all kinds of frames: uPVC, aluminium, timber and composite, plus patio doors, French doors and sills. Each gets a sealant chosen for the frame and the wall it meets. Common call-outs are for mastic that’s falling out in pieces and water coming in at the bottom corners of a door, on uPVC windows, timber windows & doors and composite doors.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

DIY versus a professional finish

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Dalmonach: your questions answered

Is Dalmonach within the area you cover?

Yes. Dalmonach is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Can you do window mastic in Dalmonach?

Yes, Dalmonach is within the area we cover. Our work covers the whole of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job.

Do the sealants smell?

That depends on the sealant. Some smell for a while, some hardly at all.

Can you get sealant to suit coloured frames?

Yes, in most cases. Tell us the frame colour when you get in touch and we will use the nearest match.

What does window mastic cost?

Size, access and the old material all affect the cost. Ask us for a quote and we will talk you through it.

Can tenants book the work?

We are happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.

Do you guarantee window mastic?

Yes, with our one-year guarantee. Keeping drainage clear and checking the joints yearly helps them last.

Should I try DIY first?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

Different surfaces, different methods

Window sills

Stone and concrete sills have their own joints, and the joint under the frame can let rain run behind. We seal those with a sealant suited to masonry.

Aluminium frames

Coated aluminium needs a compatible sealant, and acetoxy silicones are not used, as they can attack some metals. Neutral-cure sealant is the safe choice.

When something else is needed

We’d rather tell you now than do work that won’t last, so here’s what sealant cannot put right:

  • Worn gaskets, brush seals or a door that has dropped
  • Soft or decayed wood in the frame
  • A failed sealed unit that has misted up

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before you book.

Windows and doors in Dalmonach

Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic. Dalmonach is in the west of Scotland, which is wetter than the east, which means the mastic around window and door frames has to cope with a lot of rain.

Quotes for window mastic in Dalmonach

The quote reflects the job in front of us. We look at:

  • Whether old sealant or filler has to be cut out
  • The type of sealant required
  • Access and height
  • Working hours on commercial sites

A failed joint rarely gets cheaper to fix by waiting. If you are unsure, email us at info@mrmastic.co.uk for an honest opinion and a quote.

Helping us quote

When you contact us, these details help:

  • What’s wrong with the joints now
  • The rough size of the job
  • If someone has resealed it before
  • The type of property

It all starts with a short chat. Describe the problem, the location and the size of the job, and we will explain how we’d tackle it. When it suits you, drop us a line at info@mrmastic.co.uk.

How to look after the new joints

A little care helps the new joints last. We recommend:

  • Wash the frames with mild soapy water
  • Keep drainage slots and sill grooves clear
  • Look round the frames every year or so
  • Do not use solvent cleaners on the joint

Clean the frames with mild soapy water, and keep solvents and harsh chemicals off the joint.

Signs to watch for: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. If you notice one, it’s time to get the joint looked at.

What we’re called out for in Dalmonach

Sun, frost and rain wear sealant out. UV light hardens the outside of the bead, and over the years it loses its give, cracks and comes away.

Any of these means the joints need attention:

  • Mastic that’s falling out in pieces
  • Draughts coming in around windows and doors
  • Mastic that has split away from the wall
  • Water coming in at the bottom corners of a door

If you look after a building such as Vale of Leven Academy, its window and door frames need their mastic kept sound, just like a home’s.
