About our window mastic in Bonhill

Most frames have an outside joint and an inside one. Outside, the mastic keeps rain out; inside, the joint between frame and plaster stops draughts and tidies the reveal. Either or both can be done. Typical jobs include whistling draughts around closed windows and cracked internal joints between frame and plaster, on patio & French doors, composite doors and timber windows & doors.

Many older Scottish homes still have timber windows set into stone walls. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

All of our work is guaranteed for twelve months.

Looking after it afterwards

To keep the joints looking good and working properly:

  • Clean frames with a soft cloth and soapy water
  • Repaint timber before it’s bare
  • Keep solvents and bleach off the sealant
  • Do not paint over the silicone

Have a look at the joints once a year, ideally after winter. Cracks and lifting edges are easy to spot early, and if anything looks wrong, just email us at info@mrmastic.co.uk.

On timber windows, water behind the joint can lead to rot. Once wood has rotted, it needs repair before it can be sealed, so it pays to reseal before that happens.

The process

Before we leave, we go over the finished joints with you and explain the cure time. The visit itself generally takes most of a day for a typical house, less for a few frames, depending on how much there is to do. Outside jobs in Bonhill need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. Each frame is looked over and we agree which ones need resealing.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. We tool each bead neatly and check every joint is closed.

How to prepare

  • Where the joints are inside, avoid wetting them before we arrive
  • Keep pets and children clear of the area while we work
  • Tell us about any water getting in

Related advice

What the job involves on each surface

Window sills

Stone and concrete sills have their own joints, including the one between the sill and the frame above. We seal those with a sealant suited to masonry.

Aluminium frames

Coated aluminium needs a compatible sealant. Neutral-cure sealant is the safe choice.

Why act early in Bonhill

Choosing the product is half the job. Interior caulk and bathroom silicone are not made for exterior frame joints. A low-modulus exterior sealant keeps its stretch through hot and cold weather. Around Bonhill, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

What you pay reflects the work, not guesswork. That is why we ask about the job first and agree the price before starting.

What affects the cost of window mastic

The price is agreed before any work begins. It’s based on:

  • The number of rooms or windows
  • Whether there’s mould to deal with
  • The old material and how stubborn it is
  • The number and length of the joints

Combining jobs into one visit is generally more efficient than separate visits, so tell us about everything that needs sealing. You will get one clear quote for the whole job.

What to tell us for a quote

Photos help, but a description is a good start. Please mention:

  • Any previous sealing or DIY work
  • The problem you’ve noticed
  • How we’d reach the joints
  • Where the property is

We quote each job on its own, so the first step is telling us about yours. Just send an email to info@mrmastic.co.uk with the details and send pictures if you have them.

What window mastic looks like in Bonhill

Bonhill is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on the mastic around window and door frames, especially on the side facing the sea. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.

Schools such as Vale of Leven Academy are buildings too, and the mastic around its windows and doors needs looking after like any other building’s.

Bonhill: your questions answered

Can you help a landlord with a rental near Alexandria station?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear price.

Do you cover smaller places like Bonhill?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Can you seal over the old sealant?

No, it won’t last. It may look fine at first, but the new layer lifts away from the old one. Removing the old sealant completely is the only lasting way.

Do you have sealant for grey or black windows?

Usually, yes. Tell us the frame colour when you get in touch and we will use the nearest match.

Does someone need to be in?

For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.

Is the new sealant paintable?

Not if it’s silicone. We choose the product with your decorating in mind, so mention it when you book.

How many windows can you do in a day?

The work takes a few hours for a handful of frames, longer for a whole house. Access and how stubborn the old mastic is affect the time most.

How much does window mastic cost in Bonhill?

We do not publish prices, because the cost depends on the job: its size, the old material, access and the product needed. You’ll get a clear quote before work begins.

Can I do it myself?

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

When to call us in Bonhill

Sun, frost and rain wear sealant out. UV light hardens the outside of the bead, until it loses its stretch and starts to crack.

Common reasons people contact us are:

  • Draughts coming in around windows and doors
  • Hard, cracked sealant around windows
  • Rushed sealant from a window installation
  • Black, perished sealant on frames

Rented homes near Alexandria station change hands often, and renewing tired window mastic between tenants heads off draught and damp complaints.

What to look for in a quote

  • Are they insured?
  • Which colour the sealant will be
  • Who turns up on the day
  • What guarantee comes with the work
