Bonhill External Mastic
We cover Bonhill for sealing brickwork movement joints, render, cladding and façade joints. Old sealant removed completely, joints prepared properly.
- Movement joints filled with mortar instead of sealant
- Weathered mastic that no longer stretches
- Joints with sealant missing in places
Aftercare tips
Once the sealant has cured, a few habits help it last:
- Show decorators and builders where the movement joints are
- Do not let climbing plants root in the sealant
- Leave the joints unpainted unless we’ve said otherwise
- Fix overflowing gutters above sealed joints
Make sure anyone working on the wall later knows where the movement joints are. They should be kept open and resealed, not filled.
An open movement joint lets rain into the wall every time it pours. That can lead to damp patches, staining and frost damage.
External mastic for homes and businesses in Bonhill
External mastic is a job where short cuts show quickly. Overfilled joints, missing backing rod and sealant laid over old sealant all tend to fail early. We strip the joint back and start again. We work on brickwork movement joints, concrete & block and copings & trims, and people most often call us about damp patches traced to an open external joint and movement joints filled with mortar instead of sealant.
Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. On newer homes, the movement joints and roofline trims are what need watching.
Our work is backed for twelve months, and the guarantee is the same wherever you are.

Bonhill: your questions answered
Does the coastal weather in Bonhill affect outside sealant?
Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.
I let a flat near Alexandria station. Can you help?
Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear price.
How long does external mastic last?
It depends on the exposure, the movement and the product. Treat it as a maintenance item and look at it yearly and reseal when it splits.
Can new sealant go over the old?
No. Fresh sealant does not stick to old sealant, and it traps any mould or water underneath. We remove it all first.
Can I do it myself?
That depends on the joint. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.
Can you work on commercial sites?
Yes. Larger jobs can be planned room by room or area by area to suit the site.
Why do you put foam in the joint first?
That is backing rod, a closed-cell foam. It keeps the sealant at the right depth and bonded to the sides only so it can flex with the joint.
How do I get a quote for external mastic in Bonhill?
Every job is different, so each one gets its own quote. To get one, email us at info@mrmastic.co.uk with a short description of the job.
The process
There’s no need to move everything out, only the area right around the joints. Everything nearby is protected, and the job takes a few hours to a few days, depending on the length of joint and the access for a typical job. Outdoor work around Bonhill depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.
- First we look over the joints with you, agree which to renew and talk through access.
- The old mastic and anything lodged in the joint is removed.
- We clean both faces of the joint and prime them where the product calls for it.
- Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
- A flexible exterior sealant is applied and tooled in a colour to suit the wall.
How to prepare
- Plan for the work area to be out of bounds to pets and children
- Tell us about any previous sealing or DIY attempts
- Clear items away from the joints we are working on

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we will quote.
Can I do it myself?
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Different surfaces, different methods
Cladding and façade panels
Panel systems often rely on sealant between and around the panels. We reseal them with a sealant suited to the panel material.
Brickwork movement joints
Brick movement joints are often mistaken for a missing mortar line. If that is happened, we rake it out and reseal it properly if the joint can be cleared.
Bonhill buildings and the weather
Bonhill is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Bonhill is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for movement joints and outside wall joints to keep out.
Letting a property close to Alexandria station? Then failed wall and movement joints let damp in, so they’re worth checking between tenancies. For site and facilities teams at buildings such as Vale of Leven Academy, larger buildings have long runs of movement joint that eventually need resealing.

When it isn’t the sealant
Honest advice matters more to us than a booking, so here’s what new sealant won’t do:
- Loose or hollow render, which needs re-rendering
- Walls that need new movement joints cut into them
- Damp from another source, such as a leaking gutter or a bridged damp-proof course
Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before booking.
Joints and surfaces we work on
- Joints between brick and frames
- Façade panels
- Copings & trims
- Render & cladding joints
- Concrete & block
- Brickwork movement joints
What happens if it’s left?
Resealing a run of joints in one go is generally better than patching one at a time. Joints of the same age tend to fail together and it means sorting access once. Around Bonhill, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
We don’t show prices on the website, because each job is priced on what it involves. For a quick quote, please email us at info@mrmastic.co.uk and we’ll talk you through it.
