- Movement joints filled with mortar instead of sealant
- Hard, crazed mastic that has stopped moving
External mastic for homes and businesses in Drumry
We cut out failed sealant, set the joint depth with closed-cell backing rod and reseal with a low-modulus exterior sealant. We pick a colour that sits well with the wall. We work on joints between brick and frames, render & cladding joints and façade panels, and the jobs we see most are sealant pulling away from one side of the joint and panel joints letting water in.
Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. On newer homes, the movement joints and roofline trims are what need watching.
All our work is covered by a 12-month guarantee.

For landlords and businesses
Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.
Hotels need rooms back in use, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.
When something else is needed
New sealant can’t fix everything, and we’d rather say so up front. Sealant won’t put right:
- Cracking across the wall rather than at a joint
- Movement that is more than a sealant joint can take
- Damp that isn’t coming from the joint
If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before booking.

Why it’s worth doing now in Drumry
Done well, a resealed joint is a neat, straight line that suits the wall. A hurried job with smeared edges and no backing looks worse and fails sooner. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are unsure, drop us a line at info@mrmastic.co.uk and we will give you an honest view and a quote.

What happens on the day
On the day, we look over the joints with you first, so there are no surprises. We protect the surfaces around the joints before any work starts. The work normally takes a few hours to a few days, depending on the length of joint and the access. Outside jobs in Drumry need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- We start by checking each joint, agreeing the ones to redo and how we’ll reach them.
- The old mastic and anything lodged in the joint is removed.
- Both sides are cleaned back to sound material and primed if needed.
- Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
- We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.
Getting ready for the visit

- On commercial sites, let us know about site rules

Signs you need external mastic in Drumry
If plants are growing out of a joint, the sealant has usually failed or was never there. Dirt and roots then trap moisture in the joint and make things worse.
Look out for any of the following:
- Failed seals between different materials
- Rigid filler in a joint that should flex
- Damp patches traced to an open external joint
- Plants rooting in failed movement joints
For site and facilities teams at buildings such as Saint Andrew's High School, larger buildings have long runs of movement joint that eventually need resealing.

DIY sealant or a professional job?
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
External mastic in Drumry: local notes
Drumry is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for movement joints and outside wall joints to keep out. Harled (roughcast) walls are common in Scotland, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.

What the job involves on each surface
Joints between dissimilar materials
Brick against render, concrete against metal, stone against timber: every change of material is a joint. A flexible sealant bridges the two.
Copings and trims
Joints in copings, parapets and trims are exposed to the worst of the weather. We reseal them with an exterior sealant suited to the material.
