About bathroom resealing in G60

A shower joint gets soaked every day. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. Each gets a bead of anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. We work on basins & vanity units, wet rooms and kitchen worktops & upstands, and people most often call us about sealant that has split, shrunk or peeled away and gaps between the worktop and the wall.

Good joint work is mostly preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. In total, it usually takes a couple of hours for a single bath or shower.

  1. We cover the area around the joints we are working on.
  2. We cut away the old sealant and clean off what’s left.
  3. We treat any mould and let the joint dry properly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

What you will pay

The cost reflects the work involved, not a rough estimate. That’s why we ask a few questions first and give you a clear quote before any work starts.

Near you in Old Kilpatrick

In Old Kilpatrick, that means homes and buildings near Old Kilpatrick Parish Church and Park Mains High School, among other places. Old Kilpatrick has its own railway station: Kilpatrick station. Nearby you’ll also find Erskine Castle (0.7 miles south-west) and Erskine House (0.8 miles west). For a walk, there’s Loch Humphrey and Dalnottar hill.

Bathrooms and kitchens across G60

Homes across G60 range from older properties to new builds, and in places like Clydebank, Drumry and Old Kilpatrick there’s plenty of rented property too. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.

Scotland has its own building regulations, and homes here bring their own details: harled walls, sash and case windows and, in the larger towns and cities, tenements. We work across Scotland, including G60. Along the coast in G60, holiday lets and guest houses can have bathrooms in near-constant use, so their sealant and grout wear faster than most, and the weather is hard on the outside too.

Old Kilpatrick: Homes close to Old Kilpatrick Parish Church include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. For site and facilities teams at buildings such as Park Mains High School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Surface by surface

Kitchen worktops & upstands

Laminate worktops swell if water gets into the core. A continuous bead along the back keeps water out.

Basins & vanity units

The back of a basin gets wet every time someone washes. Corners behind basins are where mould tends to start, so it’s cut out and renewed just like a bath joint.

What affects the cost of bathroom resealing

You will get a clear quote before any work starts. It’s based on:

  • Any working-time requirements on site
  • How many rooms, windows or areas are involved
  • Whether old sealant or filler has to be cut out
  • Whether there’s mould to deal with

A failed joint rarely gets cheaper to fix by waiting. If you’re not sure whether it needs doing, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

Helping us quote

To make quoting easier, please include:

  • The rough size of the job
  • Whether it has been sealed before
  • Pictures of the joints, sent by email
  • How we’d reach the joints

Looking after it afterwards

To keep the joints looking good and working properly:

  • Move toiletries away from the joint
  • Keep scourers and sharp tools away from the bead
  • Squeegee the walls and tray after use
  • Clean with a mild bathroom cleaner and a soft cloth

In a kitchen, do not let water sit along the back of the worktop and keep hot pans away from the silicone. A dry joint lasts longer.

Mould that starts as a few spots spreads through the bead. When it has grown right through, it rarely cleans out, and nearby grout often goes the same way. Replacing the sealant early keeps the job small.

What happens if it’s left?

A quick bead over the top of the old one might look better for a while, but it won’t bond. Water creeps under it and mould follows, so the next person has twice as much to remove.

Questions to ask before booking

  • Which sealant they’ll use, and why
  • Are they insured?
  • What the quote includes, VAT included or not
  • The length of the guarantee

What sealant work cannot fix

We will not take on work that won’t last, so these are the limits:

  • Movement from a bath with loose feet or no proper support
  • Tiles that have come away from the wall
  • Water getting in through the grout rather than the sealant
