About bathroom resealing in G13
Sealant that is mouldy, cracked or peeling is worth sorting before it lets water through. A photo of the joints helps when you send an email to info@mrmastic.co.uk, and we’ll give you a clear quote before any work starts. We work on wet rooms, baths and basins & vanity units, and common reasons people get in touch are two layers of silicone, both failing and smears of silicone across the tiles.
At the end, we look at the finished work together. The work normally takes around two hours for one bath or shower, longer for a whole bathroom, depending on how much there is to do.
- We cover the area around the joints we’re working on.
- We cut away the old sealant and clean off what’s left.
- Mould is treated, then the joint is left to dry thoroughly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.

The countryside around Yoker includes Kilmardinny and Castle Hill.
Bathroom resealing across G13: local notes
Our bathroom resealing work across G13 covers homes, rentals and businesses, in Yoker, Temple and Anniesland and well beyond. Wherever the job is, all the old material comes out before anything new goes in.
The west of Scotland is wetter than the east, but outside joints take plenty of weather everywhere, while generally soft water means less limescale indoors but no less mould. Sealants for jobs in G13 are chosen with that in mind.
Yoker: Letting a property close to Yoker station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. Managing a site like Saint Andrew's High School? Then we reseal washrooms and kitchens in schools and businesses as well as homes.
For landlords and businesses
Mouldy or split sealant often shows up at the end of a tenancy. We can quote for more than one property at once.
From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.
How to look after the new joints
Once the sealant has cured, a few habits help it last:
- Avoid abrasive pads on the sealant
- Wipe the sealant dry after showering
- Dry worktop joints after washing up
- Look for lifting corners and small gaps now and then
In a kitchen, don’t let water sit along the back of the worktop. The drier the joint stays, the longer it lasts.
Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning generally won’t remove it, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.
Common problems we fix in G13
Not every tube in the shop is meant for a shower. Decorators’ caulk and all-purpose sealants are not made for constant wetting, so they crack, discolour or grow mould quickly. Wet areas call for a sanitary silicone with an anti-fungal additive.
It’s worth asking for a quote if you see:
- Failed sealant on the screen profile
- Smears of silicone across the tiles
- Gaps where the bath or tray has moved
- Gaps between the worktop and the wall
Can I do it myself?
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
Surface by surface
Sinks & splashbacks
The edge of an inset sink is a common place for water to get under the worktop. We reseal the visible edge of the sink where it has failed.
Wet rooms
In a wet room, the joints between floor and walls take standing water. They’re resealed with anti-fungal sanitary silicone, and our work is on the visible joints only.
Common questions in G13
Can you get rid of the black mould in my sealant?
Yes, we replace the mouldy bead. Sprays can fade the marks, but cutting it out and resealing is what lasts. Airing the room well helps stop it returning.
How long does the new silicone need before I use the shower?
Silicone is touch-dry quite quickly, but it takes longer to cure. Keep water off it for around 24 hours, or follow the cure time we give you.
Do I need to be at home?
It depends on the job. For work indoors, someone needs to let us in.
Can you just seal over the old silicone?
No. Sealing over the top looks fine for a few weeks, then lifts. Every trace of the old bead is removed first.
Do you cover G13?
Yes, we do. Our applicators work in G13.
Is there any odour?
There can be a smell while the sealant cures, but it fades. Opening a window helps.
Will you leave a mess?
Tidy work is part of the job. Nearby surfaces are protected, and the area is left clean when we finish.
