Our bathroom resealing service in G14
Across G14, the joints we reseal are the ones that fail in any home: bath edges, tray joints, basin backs and kitchen upstands. Each one is stripped, cleaned and dried before new silicone goes in. Common call-outs are for black spots spreading through the bead and gaps between the worktop and the wall, across basins & vanity units, shower trays & enclosures and wet rooms.
We keep the work tidy and contained to the joints we’re treating. The job usually takes around two hours for one bath or shower, longer for a whole bathroom.
- We look at every joint first and check for movement or leaks.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you’re told the cure time, normally around 24 hours.

Bathrooms and kitchens across G14
From Clydebank, Hyndland and Yoker to its smaller places, homes across G14 have bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.
Homes in Scotland come with their own details: sash and case windows, harled walls and, in the towns and cities, tenement flats. G14 is part of the area we cover across Scotland.
Scotstoun: If you look after a building such as Scotstoun Primary School, we reseal washrooms and kitchens in schools and businesses as well as homes. In the older streets around Scotstoun East Church, older homes can move a little, which is hard on rigid grout and tired sealant.
Landlord and commercial work in G14
From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.
We regularly work with letting and managing agents. Tell us the address, the job and how access works and we will quote.
Why it fails
Mould is the reason many people want their sealant replaced. Bathrooms without good ventilation give mould all the damp it needs, and mould that has grown into the silicone usually won’t clean off.
Most people get in touch after spotting one of these:
- A joint torn by a bath that flexes
- Failed sealant on the screen profile
- Black mould in the silicone that won’t clean off
- Lumpy, uneven sealant from a DIY attempt
Can I do it myself?
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
How the job changes by surface
Sinks & splashbacks
Next to the sink, the sealant has to cope with constant water, and a food-safe product where it’s needed. The bead is finished smooth so it wipes clean.
Kitchen worktops & upstands
Kitchen joints need more degreasing than bathroom ones, because cooking grease stops sealant bonding. The extra cleaning is what makes the bead last.
Why deal with it now?
A failed joint gets more costly to put right the longer it’s left. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, and that is a far bigger job than a reseal.

Questions from G14
Do you guarantee your resealing?
Yes, for 12 months. Looking after the joint as we suggest helps it last.
Can tenants book the work?
Yes, but check with your landlord or agent first. Many landlords are glad to have it sorted.
Can you work on commercial sites?
Yes, regularly. We can plan bigger jobs in stages.
Do you work for landlords and businesses?
Yes, we do. Domestic, commercial and hotel work are all part of what we do.
Does someone need to be in?
Access is agreed with you when the job is booked. For inside work, that normally means someone being in.
Can you do several jobs on one visit?
Of course. Combining jobs makes good use of the visit.
Do you do kitchens as well as bathrooms?
Yes. Kitchen joints get extra degreasing before the new bead goes on, then a colour-matched bead is laid.
