About bathroom resealing in PA8
Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across PA8. We’re fully insured ARBOMaster approved applicators, and the work comes with a 12-month guarantee. We work on shower trays & enclosures, kitchen worktops & upstands and basins & vanity units, and people most often call us about mouldy sealant that has gone black and gaps where the bath or tray has moved.
We keep the work tidy and contained to the joints we are treating. Expect the work to take two to three hours for a typical bath, depending on how much old sealant there is.
- First, each joint is checked for movement and signs of water.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you’re told the cure time, generally around 24 hours.
How we quote
Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. You’ll know the price before we begin.
What you get with us
- Colour agreed with you before any work starts
- Sanitary silicone with an anti-fungal additive in wet areas
- Fully insured
- A sealant colour to suit the surroundings

Bathroom resealing across PA8: local notes
In PA8, bathroom resealing takes in flats, houses, rentals and businesses, from Erskine, Dalmuir and Old Kilpatrick to the quieter places in between. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.
Homes in Scotland come with their own details: harled walls, sash and case windows and, in the larger towns and cities, tenements. We work across Scotland, including PA8. PA8 includes coastal places, where outside joints face more wind, rain and salt than they would inland. Joints on seaward walls tend to fail first.
Erskine: For landlords with property near Dalmuir station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Managing a site like Park Mains High School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
Surface by surface
Sinks & splashbacks
Splashbacks in glass, tile or acrylic meet the worktop in a long joint. We renew it in clear, white or a matched colour.
Kitchen worktops & upstands
Kitchen joints need more degreasing than bathroom ones, because cooking grease stops sealant bonding. Proper degreasing is what helps the new joint last.
When it is not the sealant
In fairness, some problems need a different trade:
- Tiles that have come away from the wall
- A cracked shower tray or bath (that needs repair or replacement)
- A bath or tray that moves because it isn’t properly supported
What we are called out for in PA8
Plenty of failed sealant has been laid over the top of older sealant. New silicone will not bond to old silicone, so it peels, leaks and hides mould behind it.
It’s worth asking for a quote if you see:
- Gaps between the worktop and the wall
- Failed sealant on the screen profile
- Mouldy sealant that has gone black
- Lumpy, uneven sealant from a DIY attempt
Should I try it myself first?
A DIY attempt does not rule out a professional job. We cut it out and start again, so just mention it when you contact us.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
What affects the quote in PA8
We quote each job individually. This is what makes a difference:
- The product the joint needs
- Mould in or behind the old joints
- Access and height
- Working hours on commercial sites
No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.
Asking for a quote
A few details help us give you an accurate quote. When you get in contact, it helps to mention:
- If it’s domestic, commercial or a hotel
- Where the property is
- How we’d reach the joints
- The problem you’ve noticed
It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we’ll talk you through what we’d do. When it suits you, send an email to info@mrmastic.co.uk.
PA8 questions
Is white the only colour available?
Most people choose white or clear, and other colours are available to suit tiles, trays and worktops. Tell us what you’d like when you get in touch.
I rent my home. Can I book you?
Yes, though it’s best to check with your landlord first. Landlords are often happy for the work to be arranged.
Is the work guaranteed?
Yes. We give a 12-month guarantee on every job, and we’re ARBOMaster approved applicators.
Can I add another job to the visit?
Yes, we can. Several rooms, windows or areas can go on one quote.
Are you insured?
Yes. We’re fully insured.
Do you cover PA8?
We do. PA8 is part of the area we cover, and the service is the same as everywhere else.
Do I have to be there?
That depends on where the joints are. For work indoors, someone needs to let us in, and for outside work we’ll agree access with you when we book.
