Our bathroom resealing service in PA5
Kitchens need the same care as bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback all take splashes every day, and water that gets into the back edge of a worktop can swell the board. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. We work on wet rooms, baths and shower trays & enclosures, and common reasons people get in touch are black spots spreading through the bead and a joint torn by a bath that flexes.
A visit follows a simple pattern: we look at the joints together, protect the area around them, carry out the job and tidy away. It generally takes half a day or less for one room, longer when the kitchen is included.
- We look at every joint first and check for movement or leaks.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you are told the cure time, generally around 24 hours.

Bathroom resealing across PA5: local notes
Our bathroom resealing work across PA5 covers homes, rentals and businesses, from Johnstone, Linwood and Elderslie to the quieter places in between. Wherever the job is, all the old material comes out before anything new goes in.
Scotland has its own building regulations, and homes here bring their own details: harled walls, sash and case windows and, in the larger towns and cities, tenements. PA5 is part of the area we cover across Scotland.
Johnstone: Rented homes near Johnstone station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. If you live in an older home near St John's Episcopal Chruch, older homes can move a little, which is hard on rigid grout and tired sealant.
Surface by surface
Sinks & splashbacks
Around the sink, we use a product suited to kitchens, and a food-safe product where it’s needed. The bead is finished smooth so it wipes clean.
Shower trays & enclosures
Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both get soaked every time the shower runs, so each is cut out and renewed with anti-fungal sanitary silicone.
When something else is needed
A few problems are outside what sealant work can do:
- Cracked or missing grout between tiles (that is regrouting)
- A tray that rocks until it’s re-bedded
- Cracks in the tray itself rather than the joint
How to look after the new joints
Once the sealant has cured, a few habits help it last:
- Give the silicone its full cure time
- Dry worktop joints after washing up
- Squeegee the walls and tray after use
- Stick to a soft cloth and a mild cleaner
In a kitchen, don’t let water sit along the back of the worktop and keep hot pans off the bead. The drier the joint stays, the longer it lasts.
A failed kitchen joint is easy to miss. Water gets behind the upstand and into the edge of a laminate worktop, where it can make the board swell. A reseal in time can save the worktop.
Landlord and commercial work in PA5

Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.
What affects the cost of bathroom resealing
Every job gets its own quote. This is what makes a difference:
- The type of sealant required
- The number of rooms or windows
- Whether the work is at height
- Whether there’s mould to deal with
What you pay reflects the work, not a rough estimate. That is why we ask about the job first.
Asking for a quote
The more you tell us, the more accurate the quote. When you ask for a quote, tell us:
- The type of property
- If someone has resealed it before
- How we’d reach the joints
- Photos by email, if that’s easy
For a quote, send an email to info@mrmastic.co.uk and tell us where the job is and what the problem looks like. You will have a clear quote before we start.
FAQs for PA5
Can I do it myself?
You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.
My sealant has gone black. Can you sort it?
Yes. Once mould has grown into the silicone, it generally cannot be cleaned out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.
Is there any odour?
Sometimes, a little. It fades as the sealant cures, and ventilation helps.
How long does it take to reseal a bath or shower?
One bath or shower is around two hours’ work, including cutting out the old sealant. A full bathroom and kitchen can take most of a day.
How do I get a quote for bathroom resealing in PA5?
It depends on the job, so we quote each one individually. To get one, drop us a line at info@mrmastic.co.uk and tell us what needs doing and where.
I’m a tenant. Can you help?
Yes. Check with your landlord; we can send the quote to them too.
Does the resealing come with a guarantee?
Yes, a one-year guarantee. Good ventilation and gentle cleaning help it last.
