Bath, shower, basin, wet room, worktop and sink resealing for householders, landlords and businesses in Brookfield. ARBOMaster approved applicators, fully insured, with a 12-month guarantee.
- Water escaping at the shower enclosure
- Lumpy, uneven sealant from a DIY attempt
- Two layers of silicone, both failing
How we handle bathroom resealing in Brookfield
The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. When it splits, shrinks or turns black, water gets behind it and into the wall or floor. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. Typical jobs include splits where the tray meets the wall and leaks into the floor or ceiling below, on basins & vanity units, shower trays & enclosures and sinks & splashbacks.
In and around a place like Brookfield, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are generally the first signs.
You are covered for a year from the day we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

When something else is needed
Sealant is not the answer to every problem, and we’d rather say so up front. Sealant will not put right:
- A cracked shower tray or bath (that needs repair or replacement)
- Movement from a bath with loose feet or no proper support
- Cracked or missing grout between tiles (that is regrouting)
If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.

Brookfield: your questions answered
Is Brookfield within the area you cover?
Yes. Brookfield is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
Can you help a landlord with a rental near Johnstone station?
Yes, we work for landlords and agents. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.
How long does it take to reseal a bath or shower?
Allow a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. We’ll confirm how long your job needs when we quote.
What does bathroom resealing cost?
We don’t publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. You will get a clear quote before we start.
What colours of sealant can you use?
White, clear and a range of colours are available. On a worktop we colour-match where the joint shows.
Is it OK to put new sealant on top of the old bead?
No, and it’s one of the main reasons reseals fail. The old joint is stripped, cleaned and resealed from scratch.
How long before the new sealant can get wet?
Usually after around 24 hours. You’ll get the exact cure time before we leave.
Will it make a mess?
No. We protect the surfaces around the joints, and we tidy up before we go.
What affects the cost of bathroom resealing
We do not publish a price list. What we look at:
- Any mould that needs treating
- The type of sealant required
- Access and height
- Any working-time requirements on site
Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs. Call for a quick quote and we will explain what it covers.
Helping us quote
Photos by email are helpful but not essential. Try to tell us:
- How many joints, rooms or windows are involved
- Whether it’s a home or a business
- The address or postcode of the job
- What the problem is, such as mould, gaps, leaks or cracking

What the job involves on each surface
Shower trays & enclosures
There are generally two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both get soaked every time the shower runs, so both are resealed with anti-fungal sanitary silicone.
Baths
The long joint down the side of a bath is where most leaks start, particularly where there’s a shower over the bath. We finish it with a single, even bead of anti-fungal silicone.
Brookfield homes and their sealant
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
Schools such as Linwood High School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes. Rented homes near Johnstone station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

What we do, step by step
Before we leave, we go over the finished joints with you and tell you how long to leave it. The work normally takes a morning or an afternoon for most single baths and showers, depending on the amount of work. Outdoor work around Brookfield depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- Protection goes down around the bath, shower or worktop.
- Old sealant is sliced away and the residue removed.
- Mould is treated, then the joint is left to dry thoroughly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
Preparing for the visit

- Where the joints are inside, avoid wetting them before we arrive

Advice
DIY versus a professional finish
A DIY attempt does not rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
Leave it or put it right?
Tired sealant isn’t a reason to replace a bath or shower. Replacing the joint is usually all it takes. If something else is wrong, we’ll tell you. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
The cost depends on the size of the job, how much old material has to come out and how easy the joints are to reach. You will have a clear quote before any work starts.
