Bathroom resealing for Crosslee homes and businesses

Bathroom resealing in Crosslee

Showers work their sealant harder than baths. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. Each gets a bead of anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. Typical jobs include failed sealant on the screen profile and cracked, shrunken or lifting silicone, on baths, shower trays & enclosures and basins & vanity units.

For a place like Crosslee, the job is the same as anywhere: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.

Big or small, it’s backed by our 12-month guarantee in Crosslee and across Renfrewshire.

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Open a window or run the fan so the room dries
  • Wait for the cure time we give you
  • Keep an eye on the corners, where splits start
  • Do not leave water standing on kitchen joints

Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.

A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning generally won’t remove it, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.

How the visit works

Most of a good job is in the preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes a couple of hours for a single bath or shower. For a place like Crosslee, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. Protection goes down around the bath, shower or worktop.
  2. Old sealant is sliced away and the residue removed.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. The joint is finished neatly and we explain when it can get wet.

Getting ready for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • Mention any sign-in or site rules at work premises
  • Mention if the joints have been sealed before

Crosslee homes and their sealant

In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out.

For site and facilities teams at buildings such as Gryffe High School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. In the older streets around St Fillan's R.C. Church and School, older homes can move a little, which is hard on rigid grout and tired sealant. For landlords with property near Johnstone station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Crosslee is about 2 miles north-west of Johnstone, in Renfrewshire. Crosslee gets the same service as everywhere we cover: the old material taken out, joints prepared properly and a 12-month guarantee. 21 places in Renfrewshire are on our list, from the larger towns to small villages. Honest limits

To be straight with you, some problems need a different trade:

  • Loose or hollow tiles, or failed tanking behind them
  • A tray or bath that’s cracked through
  • A bath or tray that moves because it is not properly supported

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.

Questions from Crosslee

Can you do bathroom resealing in Crosslee?

Yes, Crosslee is within the area we cover. Our work covers the whole of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job.

Do you work for landlords with property near Johnstone station?

Yes, landlords and agents are among the people we work for. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear price.

Do you work for hotels and businesses?

Yes. Commercial and hotel work is a large part of what we do, as well as homes. We can talk about working times when we quote.

Do you remove the old sealant?

Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

Is the work guaranteed?

Yes, a 12-month guarantee. Good ventilation and gentle cleaning help it last.

Is there any odour?

Sometimes, a little. Any smell clears as the sealant cures, and ventilation helps.

What sealant do you use?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

Is it worth trying it myself?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.

Work for landlords, hotels and businesses

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. We can quote for more than one property at once.

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

What the job involves on each surface

Shower trays & enclosures

Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both get soaked every time the shower runs, so each is cut out and renewed with anti-fungal sanitary silicone.

Basins & vanity units

On a basin, neatness shows: the bead is right in front of you, so it’s tooled cleanly and evenly, finished in a colour that suits the basin.

What affects the cost of bathroom resealing

Jobs vary more than people expect. What affects the quote:

  • The size of the job
  • Which sealant suits the joint
  • The number of rooms or windows
  • The old material and how stubborn it is

A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

Helping us quote

Photos by email are helpful but not essential. Please mention:

  • The problem you’ve noticed
  • Where the property is
  • If it’s domestic, commercial or a hotel
  • Whether it has been sealed before
