How we handle bathroom resealing in Glenburn

Across Glenburn, the joints we reseal are the ones that fail in any home: bath edges, tray joints, basin backs and kitchen upstands. Each one is stripped, cleaned and dried before new silicone goes in. We’re often asked to deal with failed sealant on the screen profile and shrunken sealant along the back of a worktop, across sinks & splashbacks, basins & vanity units and shower trays & enclosures.

A bathroom in a place like Glenburn gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

All our work comes with our one-year guarantee.

Common problems we fix in Glenburn

Mould is the reason many people want their sealant replaced. Steamy rooms that don’t dry out keep the silicone damp for hours, and mould that has grown into the silicone usually won’t clean off.

Most people get in touch after spotting one of these:

  • Water escaping at the shower enclosure
  • Black mould in the silicone that won’t clean off
  • A bead that has pulled away from the tiles
  • Splits where the tray meets the wall

For landlords with property near Paisley Canal station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Bathroom resealing in Glenburn: local notes

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Managing a site like Gleniffer High School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Looking after it afterwards

A little care helps the new joints last. Our advice:

  • Keep bottles off the sealant line
  • Keep scourers and sharp tools away from the bead
  • Wipe up water along the back of the worktop
  • Squeegee the walls and tray after use

In a kitchen, do not let water sit along the back of the worktop and keep hot pans away from the silicone. A dry joint lasts longer.

Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, where it can make the board swell. Resealing before that happens protects the worktop.

Can I do it myself?

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

When it isn’t the sealant

A few problems are outside what sealant work can do:

  • Cracks in the tray itself rather than the joint
  • Water coming from the plumbing rather than the joint
  • Cracked or missing grout between tiles (that’s regrouting)

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before you book.

What we seal

  • Sinks & splashbacks
  • Wet rooms
  • Shower trays & enclosures
  • Kitchen worktops & upstands
  • Baths
  • Basins & vanity units

Leave it or put it right?

A failed joint gets more costly to put right the longer it’s left. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, and that’s a far bigger job than a reseal. In an older home around Glenburn, damp from a failed joint can get into timber and plaster.

How it works

Most of a good job is in the preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it normally takes two to three hours for a typical bath, depending on how much old sealant there is. Outside jobs in Glenburn need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. We cover the area around the joints we are working on.
  2. We cut away the old sealant and clean off what’s left.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. The joint is finished neatly and we explain when it can get wet.
