For landlords and businesses
We also work for property managers and facilities teams. Several sites can be quoted together.
From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.
How it works
At the end, we look at the finished work together and tell you how long to leave it. The visit itself normally takes a couple of hours for a single bath or shower, depending on the size of the job. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- We look at every joint first and check for movement or leaks.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- We tool the bead to a neat finish and give you the cure time, normally around 24 hours.
Before we arrive
- Keep pets and children clear of the area while we work
- Let us know about earlier repairs to the joints
- Clear items away from the joints we’re working on

How to look after the new joints
Aftercare is simple, and it makes a real difference:
- Stick to a soft cloth and a mild cleaner
- Avoid abrasive pads on the sealant
- Check the joints every few months for splits or lifting
- Keep the fan on for a while after bathing
Do not stand bottles along the bead, as they hold water against it. Squeegeeing the walls and tray after use helps the joint dry.
A split bead lets water through every time the bath or shower is used. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.
Why deal with it now?
Dealing with sealant early is a short job: the work takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Wait for a leak and you may be looking at panels off, drying out and redecorating too. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Ask us for a quote and we will go through it with you.

Bathroom resealing around Ferguslie Park
Ferguslie Park has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.
Letting a property close to Paisley St James station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

DIY versus a professional finish
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.
Questions from Ferguslie Park
Will you come out to Ferguslie Park?
Yes, we do. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
Do you work for hotels and guest houses in Ferguslie Park?
Yes. Hotel and guest-house work is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.
Which products do you use?
Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we’ll explain our choice.
I rent my home. Can I book you?
We’re happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.
Do I have to be there?
If the work is inside, we need someone to let us in. Once we have agreed the job, you do not need to watch us work.
Can you just seal over the old silicone?
No. Fresh silicone can’t stick to the old bead, so it peels away and hides mould and water. All the old sealant comes out first.
Do the sealants smell?
It depends on the product. Some products have a noticeable smell, others very little.
What information do you need?
Only a few details: where it is, what you’ve noticed and how we reach it. After that, simply send an email to info@mrmastic.co.uk.
Signs you need bathroom resealing in Ferguslie Park
Silicone doesn’t last for ever. Every shower, every splash and every wipe with a cleaner slowly wear it down, so its life depends on how the room is used, cleaned and aired.
Signs it’s time to call us include:
- New sealant laid over old sealant that is now lifting
- Water getting behind the bath panel
- A messy, uneven bead from a previous reseal
- Cracked, shrunken or lifting silicone
Schools such as Castlehead High School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
What your quote should include
- How the colour is chosen
- What the cure time is
- How the joint is cleaned and prepared
- Whether they seal over old material or remove it
