Bathroom resealing in PA1: how it works
It isn’t only bathrooms. Worktop upstands, sink edges and splashback joints all take splashes every day, and water behind a laminate worktop can make it swell. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. Typical jobs include leaks into the floor or ceiling below and a bead that has pulled away from the tiles, across wet rooms, basins & vanity units and shower trays & enclosures.
When we arrive, we look over the joints with you first. We protect the surfaces around the joints before any work begins. The work normally takes around two hours for one bath or shower, longer for a whole bathroom.
- We protect the area and cut out all of the old sealant, including the film left on the tiles.
- We clean and degrease the joint and treat any mould.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- We clear away and tell you when it can get wet, generally after around 24 hours.
How we quote
No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.

Bathrooms and kitchens across PA1
In PA1, bathroom resealing takes in flats, houses, rentals and businesses, from Paisley, Charleston and Hillington to the quieter places in between. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.
Scotland has its own building regulations, and homes here bring their own details: harled walls, sash and case windows and, in the larger towns and cities, tenements. PA1 is part of the area we cover across Scotland.
Ferguslie Park: For landlords with property near Paisley St James station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. For site and facilities teams at buildings such as Castlehead High School, we reseal washrooms and kitchens in schools and businesses as well as homes.
DIY versus a professional finish
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Common problems we fix in PA1
Silicone does not last for ever. Daily water, heat and cleaning products slowly wear it down, so its life depends on how the room is used, cleaned and aired.
Most people get in touch after spotting something like this:
- Cracked, shrunken or lifting silicone
- Leaking joints on a shower screen
- Splits where the tray meets the wall
- Two layers of silicone, both failing
Honest limits
Honest advice matters more to us than a booking, so here’s what new sealant won’t do:
- Loose or hollow tiles, or failed tanking behind them
- Cracked or missing grout between tiles (that is regrouting)
- Water coming from the plumbing rather than the joint
What affects the cost of bathroom resealing
We quote each job individually. This is what makes a difference:
- Whether old sealant or filler has to be cut out
- Any working-time requirements on site
- The amount of work
- How many rooms, windows or areas are involved
The cost reflects the work involved, not a rough estimate. That’s why we ask a few questions first.
Helping us quote
There’s no need for technical detail. Just tell us:
- Photos by email, if that is easy
- If it’s domestic, commercial or a hotel
- How many joints, rooms or windows are involved
- If someone has resealed it before
For a quote, drop us a line at info@mrmastic.co.uk with the location and a short description of the problem. We’ll send you a clear quote before any work starts.
Looking after it afterwards
No joint lasts for ever, but care makes a real difference. Our tips:
- Run the extractor fan during and after every shower
- Avoid abrasive pads on the sealant
- Wait for the cure time we give you
- Squeegee the walls and tray after use
Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.
A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Resealing early stops it.
PA1: your questions answered
What does bathroom resealing cost?
It depends on the job, so we quote each one individually. To get one, drop us a line at info@mrmastic.co.uk with a short description of the job.
Can you reseal around my kitchen sink and worktop?
Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then a colour-matched bead is laid.
How long does a bath or shower reseal take?
One bath or shower is around two hours’ work, including cutting out the old sealant. A whole bathroom plus the kitchen may take most of the day.
What do you need from me for a quote?
The location, the problem and the rough size of the job. If you can, email a few photos.
Will the old sealant be removed?
Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.
Is it worth trying it myself?
You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.
Is it messy?
We keep the work tidy. We protect what’s around the joints, and the area is left clean when we finish.
