Bathroom resealing across G43: what to expect
Resealing is a small job that makes a big difference. Black, patchy sealant makes clean tiles look tired, and a neat new joint puts that right in a short visit. Just as important, it closes the gaps water would otherwise get through. We’re often asked to deal with water getting behind the kitchen upstand and two layers of silicone, both failing, across kitchen worktops & upstands, baths and wet rooms.
At the end, we look at the finished work together and explain the cure time. The visit itself normally takes two to three hours for a typical bath, depending on how much old sealant there is, depending on the size of the job.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

Bathroom resealing across G43: local notes
Across G43, from Langside, Hillpark and Mount Florida outwards, we see bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.
Scottish weather is hard on outside joints, especially in the wetter west. Sealants for jobs in G43 are chosen with that in mind.
Hillpark: If you look after a building such as Hillpark Secondary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. If you live in an older home near Pollokshaws Parish Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.
Landlords, agents and businesses in G43
We work for landlords and letting agents as well as homeowners. Sealant work between tenants keeps a property looking cared for.
Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.
What affects the quote in G43
Your quote is based on your job. We take into account:
- The old material and how stubborn it is
- The type of sealant required
- Whether the work is at height
- When we can work, for business premises
Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs. Call for a quick quote and we’ll go through it with you.
Asking for a quote
Photos help, but a description is a good start. Please mention:
- Any access issues, like height or stairs
- Where the property is
- What the problem is, such as mould, gaps, leaks or cracking
- Whether it has been sealed before

What we are called out for in G43
No sealant lasts indefinitely. Every shower, every splash and every wipe with a cleaner take their toll over the years, so its life depends on how the room is used, cleaned and aired.
Keep an eye out for any of the following:
- Smears of silicone across the tiles
- A bead that has pulled away from the tiles
- Failed sealant on the screen profile
- New sealant laid over old sealant that is now lifting
Should I try it myself first?
If you’ve already had a go yourself, that is fine. We cut it out and start again, so just mention it when you contact us.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Keeping the joints in good condition
Good habits help new joints last longer. A few tips:
- Do not let bottles sit on the bead
- Keep an eye on the corners, where splits start
- Dry worktop joints after washing up
- Never pick at the silicone with a blade
Clean the silicone with care: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, because a damaged bead gives mould a foothold.
Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning normally will not remove it. Replacing the sealant early keeps the job small.
Common questions in G43
Does someone need to be in?
We need access to the joints, so we’ll agree that with you when we book. Indoors, that generally means someone at home.
When can I use the bath or shower again?
Generally after around 24 hours. You’ll get the exact cure time before we leave.
Will the old sealant be removed?
Yes. We cut out all the old sealant and clean the joint before resealing.
I rent my home. Can I book you?
Yes, but check with your landlord or agent first. Landlords are often happy for the work to be arranged.
Is it worth trying it myself?
That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.
My sealant has gone black. Can you sort it?
Yes, we can. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.
How much does bathroom resealing cost in G43?
The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote and we will talk you through it.
