Cathcart Bathroom Resealing
Problem with your baths, showers and worktops in Cathcart? We remove the old material, prepare the joints and seal them properly.
- Shrunken sealant along the back of a worktop
- Lumpy, uneven sealant from a DIY attempt
- Splits where the tray meets the wall
How we handle bathroom resealing in Cathcart
A reseal only lasts if the joint is properly prepared. Every bit of old silicone comes out, down to the thin film left on the tiles, after which the joint is degreased and any mould treated. New silicone goes on only when the joint is fully dry. If you are dealing with a joint torn by a bath that flexes and failed sealant on the screen profile, we can put it right.
Stone-built tenements are part of every Scottish city, alongside suburban houses and modern blocks. In a tenement, most bathrooms sit above someone else’s ceiling, so failed sealant around a bath or shower can soon become a neighbour’s problem.
Our work is backed for twelve months, and the guarantee is the same wherever you are.

Signs you need bathroom resealing in Cathcart
Plenty of failed sealant has been laid over the top of older sealant. Fresh silicone cannot grip the old bead underneath, so it lifts, lets water in and traps mould underneath.
Most people get in touch after spotting something like this:
- A joint torn by a bath that flexes
- Lumpy, uneven sealant from a DIY attempt
- Mouldy sealant that has gone black
- New sealant laid over old sealant that is now lifting
For an older house near a landmark such as Cathcart South Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Bathroom resealing in Cathcart: local notes
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. There are hotels and other places to stay in and around Cathcart. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.
For landlords with property near Cathcart station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Schools such as Shawlands Academy are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Common questions in Cathcart
Can a failed shower seal in a tenement flat in Cathcart leak into the flat below?
Yes. With flats above and below, a leak from a failed seal rarely stays in one flat. Cutting out the old sealant and laying a fresh bead puts a stop to it.
I let a flat near Cathcart station. Can you help?
Yes, rental work is part of what we do. You can email us at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before work begins.
Which products do you use?
Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we’ll tell you what we are using.
Can you do several jobs on one visit?
Yes, we can. More than one area can be quoted together.
How long will the resealing take?
It takes two to three hours for a typical bath, depending on how much old sealant there is. We will confirm how long your job needs when we quote.
Do you take out the old sealant first?
Yes, always, and completely. New sealant won’t bond properly to old, so the joint is cleaned back first.
What colours of sealant can you use?
Most people choose white or clear, and other colours are available to suit tiles, trays and worktops. Let us know your preference when you ask for a quote.
When can I use the bath or shower again?
The surface skins over fairly quickly, but the bead needs longer to cure right through. Keep water off it for around 24 hours, or as long as we advise for that product.
What we do, step by step
There’s no need to move everything out, only the area right around the joints. We protect the rest, and the job takes two to three hours for a typical bath, depending on how much old sealant there is for a typical job. Parking in city streets around Cathcart can be tight or controlled, so it helps to know about permits or nearby bays. If you are in a flat, let us know how we get in at the street door.
- Protection goes down around the bath, shower or worktop.
- Old sealant is sliced away and the residue removed.
- We treat any mould and let the joint dry properly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
Preparing for the visit
- For indoor joints, keep the area dry beforehand if you can
- Mention any tricky access
- Move anything stored near the joints

What affects the quote in Cathcart
The price is agreed before any work begins. It’s based on:
- Any working-time requirements on site
- How many areas need sealing
- How much there is to do
- Which sealant suits the joint
A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re unsure, drop us a line at info@mrmastic.co.uk and we’ll give you an honest view and a quote.
What we need to know
A few details help us give you an accurate quote. When you get in contact, it helps to mention:
- What’s wrong with the joints now
- If it’s domestic, commercial or a hotel
- Access, such as stairs, a lift or height
- Roughly how big the job is
Call for a quick quote, or email us if that’s easier. Describe what needs sealing and we will explain what’s involved.

Why deal with it now?
Running new silicone over the old joint can look tidy for a few weeks, but it cannot stick to what’s underneath. It lifts, traps water and grows mould behind it, so the next person has twice as much to remove. In a Scottish city tenement, failed sealant affects more than one flat: a leak can come through the ceiling below, and gaps in shared walls or fire-rated joints matter to every flat.
We don’t show prices on the website, because each job is priced on what it involves. For a quick quote, please send an email to info@mrmastic.co.uk.

Aftercare tips
Aftercare is simple:
- Give the silicone its full cure time
- Dry the bead with a towel now and then
- Keep bottles off the sealant line
- Keep an eye on the corners, where splits start
Don’t stand bottles along the bead, because they trap water against the silicone. Squeegeeing the walls and tray after use keeps water from sitting on the joint.
Watch for the early signs: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. If you spot one, it’s time to reseal.
