About bathroom resealing in G44
Resealing is a small job that makes a big difference. Black, patchy sealant makes clean tiles look tired, and a neat new joint puts that right in a short visit. It also seals the gaps that let water behind the bath. We work on basins & vanity units, shower trays & enclosures and baths, and people most often call us about water getting behind the kitchen upstand and smears of silicone across the tiles.
Every visit runs the same way: we check the joints, protect the area around them, carry out the job and clear up. It normally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen.
- We cover the area around the joints we are working on.
- Old sealant is sliced away and the residue removed.
- Mould is treated, then the joint is left to dry thoroughly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- The joint is finished neatly and we explain when it can get wet.
What affects the price in G44
Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you are not sure whether it needs doing, send an email to info@mrmastic.co.uk for an honest opinion and a quote.

Mount Florida: For site and facilities teams at buildings such as Holyrood Secondary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. How to look after the new joints
Aftercare is simple, and it makes a real difference:
- Do not let bottles sit on the bead
- Dry the bead with a towel now and then
- Keep an eye on the corners, where splits start
- Open a window or run the fan so the room dries
Don’t stand bottles along the bead, because they trap water against the silicone. A quick squeegee after showering helps the joint dry.
Do not wait for a refit to deal with failed sealant. Like paintwork, sealant needs renewing from time to time, and renewing it as soon as it fails protects everything around it.
How the job changes by surface
Basins & vanity units
The back of a basin gets wet every time someone washes. Corners behind basins are where mould tends to start, so it’s cut out and renewed just like a bath joint.
Shower trays & enclosures
Water often gets past the wall profile of a shower enclosure. We reseal it along with the base of the enclosure, following the enclosure maker’s guidance on which side to seal.
Leave it or put it right?
Running new silicone over the old joint can look tidy for a few weeks, but it can’t stick to what’s underneath. It lifts, traps water and grows mould behind it.

- Access and height
- Working hours on commercial sites
- Whether there’s mould to deal with
- The old material and how stubborn it is
The cost reflects the work involved, not a rough estimate. That’s why we ask about the job first and give you a clear quote before we start.

Common questions in G44
Should I try DIY first?
Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.
What sealant do you use?
The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.
Are you insured?
Yes. Mr Mastic is fully insured.
Can you just seal over the old silicone?
No. Sealing over the top looks fine for a few weeks, then lifts. We remove the old bead completely before resealing.
Is there any odour?
Sometimes, a little. It fades as the sealant cures, and ventilation helps.
Can you quote for more than one area?
Yes. More than one area can go on one quote.
What do you need from me for a quote?
Only a few details: where it is, what you’ve noticed and how we reach it. Then send an email to info@mrmastic.co.uk.
