About bathroom resealing in G42
Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across G42. We are fully insured ARBOMaster approved applicators, and every job carries our 12-month guarantee. We work on sinks & splashbacks, shower trays & enclosures and kitchen worktops & upstands, and people most often call us about a bead that has pulled away from the tiles and shrunken sealant along the back of a worktop.
There’s no need to move everything out before we come, only the area right around the joints. We protect the rest, and the job takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen in most cases.
- We look at every joint first and check for movement or leaks.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- We tool the bead to a neat finish and give you the cure time, normally around 24 hours.
What you will pay
Combining jobs into one visit normally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We will send you a clear quote for the lot.

What’s near Crosshill
Locally, jobs take us to homes and businesses close to Queen's Park, Couper Institute and Library and John Bosco Secondary School and the streets around them. Nearby too are Holyrood Secondary School (less than half a mile east) and The Albert Public House (less than half a mile north-west). There’s a railway station in Crosshill itself: Crosshill station. Well-known places in the area include Princes Square (1.8 miles north) and Haggs Castle (1.4 miles west). For a walk, there’s Cathkin Braes and Hogganfield Loch.
Where we work in G42
G42 has homes of every age, old and new, and in places like Langside, Mount Florida and Shawlands there’s plenty of rented property too. Sound sealant and clean grout keep water out and rooms looking cared for.
Our work covers the whole of Scotland, G42 included. Journeys are planned ahead, and outside jobs are booked around the forecast.
Crosshill: Letting a property close to Crosshill station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. For site and facilities teams at buildings such as Holyrood Secondary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
What happens if it’s left?
Sorting it now is quick: the work takes around two hours for one bath or shower, longer for a whole bathroom. Wait for a leak and you may be looking at panels off, drying out and redecorating too.
Questions to ask before booking
- Who does the work, and how experienced they are
- What product goes in the joint
- Whether all the old sealant comes out first
- Whether VAT is included
Different surfaces, different methods
Basins & vanity units
Vanity units have long, worktop-style joints against the wall. If water gets in, the cabinet underneath can swell, so the joint is sealed in one unbroken line.
Shower trays & enclosures
If a tray moves underfoot, new silicone won’t last. We check for movement before we reseal, and tell you if it needs re-bedding first.
Honest limits
We’d rather tell you now than do work that will not last, so these are the limits:
- Water getting in through the grout rather than the sealant
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- A tray or bath that is cracked through
What affects the quote in G42
Jobs vary more than people expect. The main factors:
- Mould in or behind the old joints
- Which sealant suits the joint
- The number of rooms or windows
- Whether the work is at height
A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re unsure, send an email to info@mrmastic.co.uk and we will give you an honest view and a quote.
What we need to know
You don’t need to know the technical terms. Just tell us:
- Photos by email, if that is easy
- Access, such as stairs, a lift or height
- Whether it has been sealed before
- The address or postcode of the job
Getting a quote is simple: let us know the job and the location and its rough size. Photos by email help us understand the job.
Landlord and commercial work in G42
Mouldy or split sealant often shows up at the end of a tenancy. Several properties can go on one quote.
A neglected joint can let water reach the structure, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.
Your questions about bathroom resealing in G42
Can landlords and businesses book you?
Yes, often. Several properties can go on one quote.
What sealant do you use?
Products from Arbo and Everbuild, among others, picked for each joint. We will tell you what we are using and why.
Do I have to be there?
We need access to the joints, so we will agree that with you when we book. For inside work, that normally means someone being in.
Is it messy?
Not at all. We work neatly, protect the area around the joints and tidy up afterwards.
Do you work in G42?
Yes, we do. G42 is part of the area we cover.
Do the sealants smell?
There can be a smell while the sealant cures, but it fades. Ventilation helps.
Do you remove the old sealant?
Yes, every time. New sealant will not bond properly to old, so the joint is cleaned back first.
