Our bathroom resealing service in G31
A bead that has gone black, split or come away is worth sorting before it lets water through. A photo of the joints helps when you send an email to info@mrmastic.co.uk, and you will get a clear quote for bathroom resealing in G31. We work on wet rooms, basins & vanity units and baths, and the jobs we see most are black spots spreading through the bead and two layers of silicone, both failing.
The work is kept neat and contained to the joints we are treating, so you can carry on as normal. The job usually takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, and we tell you how long to leave it before we go.
- We protect the area and cut out all of the old sealant, including the film left on the tiles.
- We clean and degrease the joint and treat any mould.
- The joint is left to dry, and baths are filled with water first.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- We tidy up and give you the cure time, usually around 24 hours.
What you’ll pay
Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

Landmarks near Newbank

Bathroom resealing across G31: local notes
From Calton, Newbank and Tollcross to its smaller places, homes across G31 have bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.
We work across all of Scotland, from the cities to the islands, and G31 is part of that. Journeys are planned ahead, and outside jobs are booked around the forecast.
Newbank: If you let a flat or house near Duke Street station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. Managing a site like St Mungo's Academy? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
Common problems we fix in G31
Sealant laid on a damp, dusty or greasy joint never bonds properly. Soap residue, oils and leftover silicone film all get in the way, and a joint that looked fine soon begins to come away.
These are the problems we’re asked about most:
- A bead that has pulled away from the tiles
- Water getting behind the bath panel
- Water getting behind the kitchen upstand
- Leaking joints on a shower screen
What sealant work can’t fix
It helps to know what we cannot do:
- A bath or tray that moves because it isn’t properly supported
- Failed grout lines across the wall
- A leaking waste, trap or valve
Different surfaces, different methods
Baths
A bath shifts slightly every time it’s filled, so we fill it with water before sealing. That way the joint is laid with the bath at its heaviest and is not torn the first time it’s used.
Wet rooms
If a wet room leaks, the cause may be the tanking or the drain rather than the joints. We check the joints and say so if the fault looks to be elsewhere.
Aftercare tips
Aftercare is simple, and it makes a real difference:
- Keep scourers and sharp tools away from the bead
- Give the silicone its full cure time
- Use gentle cleaners on the silicone
- Wipe up water along the back of the worktop
Mould needs damp, so keep the room aired. Run the extractor fan during and after a shower, so the bead dries out between uses.
Each shower pushes a little more water through a failed joint. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.
Quotes for bathroom resealing in G31
Some jobs are bigger than they look, and some smaller. What affects the quote:
- How many areas need sealing
- The amount of work
- Whether there’s mould to deal with
- Whether old sealant or filler has to be cut out
Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.
What to tell us for a quote
The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:
- Where the job is, and your postcode
- What’s wrong with the joints now
- Photos by email, if that is easy
- The rough size of the job
We quote each job on its own, so start by telling us what you need. Just drop us a line at info@mrmastic.co.uk with the details.
FAQs for G31
Which products do you use?
The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.
Do the sealants smell?
That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.
What should I tell you?
The location, the problem and the rough size of the job. If you can, email a few pictures.
Are you fully insured?
Yes. We are fully insured, and we can confirm the details when we quote.
Do you work for letting agents?
Yes, regularly. We can quote for several properties at once.
What colours of sealant can you use?
We can use white, clear or a colour to suit. On a worktop we colour-match where the joint shows.
Do you do kitchens as well as bathrooms?
Yes. Where it’s needed by the sink, we use a food-safe sealant.
