Our bathroom resealing service in G21
Homes in G21 have the same weak spots as anywhere else: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Every joint is cut out, cleaned and left dry before it’s resealed. Typical jobs include water escaping at the shower enclosure and lumpy, uneven sealant from a DIY attempt, across kitchen worktops & upstands, baths and wet rooms.
When we get to you, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes two to three hours for a typical bath, depending on how much old sealant there is.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you’re told the cure time, generally around 24 hours.
What you will pay
The cost reflects the work involved, not guesswork. That’s why we ask a few questions first and give you a clear price before we start.

Getting a quote
Asking for a quote is easy: let us know what needs doing and where and its rough size. A few photos by email make the job easier to understand.
Local landmarks in Stobhill
Locally, jobs take us to homes and businesses close to Springburn Park, All Saints RC Secondary and Colston Wellpark Church. Stobhill’s nearest station is Bishopbriggs station, about 0.7 miles north. A little further out are Heatherbank Museum of Social Work (2 miles south-west) and Stobhill Hospital (less than half a mile north-east). For a walk, there’s Lenzie Moss and Hogganfield Loch.
Where we work in G21
Our bathroom resealing work across G21 covers homes, rentals and businesses, in Robroyston, Riddrie and Dennistoun and well beyond. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.
We work across all of Scotland, from the cities to the islands, and G21 is part of that. Journeys are planned ahead, and outside jobs are booked around the forecast.
Stobhill: For an older house near a landmark such as Colston Wellpark Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them. If you let a flat or house near Bishopbriggs station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
What affects the quote in G21
We do not publish a price list. The quote depends on:
- Mould in or behind the old joints
- The size of the job
- The old material and how stubborn it is
- The type of sealant required
The cost depends on the amount of work, how much old material has to come out and how easy the joints are to reach. We give a clear quote before work begins.
Asking for a quote
There’s no need for technical detail. It helps if you can tell us:
- What the problem is, such as mould, gaps, leaks or cracking
- Photos by email, if that is easy
- Any previous sealing or DIY work
- Any access issues, like height or stairs
A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is.
Why deal with it now?
Sorting it now is quick: it takes a morning or an afternoon for most single baths and showers. Wait for a leak and you may be looking at panels off, drying out and redecorating too.
Comparing quotes
- How much experience the applicator has
- Which colour the sealant will be
- Whether they’re fully insured
- What happens if the job turns out different
Aftercare tips
To keep the joints looking good and working properly:
- Look for lifting corners and small gaps now and then
- Wait for the cure time we give you
- Keep bottles off the sealant line
- Never pick at the silicone with a blade
Have a look at the joints every few months. Small splits and lifting ends are easy to catch early, and if anything looks wrong, just email us at info@mrmastic.co.uk.
A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.
For landlords and businesses
We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements.
Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.
What we’re called out for in G21
Not every tube in the shop is meant for a shower. Decorators’ caulk and all-purpose sealants are not made for constant wetting, so they crack, discolour or grow mould quickly. A bathroom joint needs anti-fungal sanitary silicone.
Keep an eye out for these signs:
- Shrunken sealant along the back of a worktop
- A reseal done over the top of the old bead
- Black mould in the silicone that will not clean off
- Damp behind the bath or under the tray
Your questions about bathroom resealing in G21
Do you work for hotels and businesses?
Yes. Commercial and hotel work is a large part of what we do. We can talk about working times when we quote.
Are you an approved applicator?
Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.
Are you insured?
Yes. We’re fully insured, and we can confirm the details when we quote.
Can you get rid of the black mould in my sealant?
Yes. Once mould has grown into the silicone, it generally can’t be cleaned out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.
Is it worth trying it myself?
You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. If it does not work out, we can redo it.
Does the resealing come with a guarantee?
Yes, for 12 months. Good ventilation and gentle cleaning help it last.
Will the old sealant be removed?
Yes. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.
