Bathroom resealing across G33: what to expect
Sealant that’s mouldy, cracked or peeling is worth sorting before it lets water through. A photo of the joints helps when you drop us a line at info@mrmastic.co.uk, and you will get a clear quote for bathroom resealing in G33. We work on kitchen worktops & upstands, sinks & splashbacks and shower trays & enclosures, and common reasons people get in touch are smears of silicone across the tiles and gaps where the bath or tray has moved.
The work is kept neat and contained to the joints we are treating, so you can carry on as normal. Expect the work to take half a day or less for one room, longer when the kitchen is included, and we explain the cure time before we leave.
- Protection goes down around the bath, shower or worktop.
- We cut away the old sealant and clean off what’s left.
- Mould is treated, then the joint is left to dry thoroughly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.

Bathroom resealing across G33: local notes
Our bathroom resealing work across G33 covers homes, rentals and businesses, in Garrowhill, Springhill and Barlanark and well beyond. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.
The west of Scotland is wetter than the east, but outside joints take plenty of weather everywhere, while generally soft water means less limescale indoors but no less mould. Sealants for jobs in G33 are chosen with that in mind.
Glasgow: If you look after a building such as Our Lady and St Margaret's Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. For landlords with property near Anderston station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
Different surfaces, different methods
Kitchen worktops & upstands
Kitchen joints need more degreasing than bathroom ones, because cooking grease stops sealant bonding. Proper degreasing is what helps the new joint last.
Basins & vanity units
A vanity top has a joint along the wall and sometimes at the sides. If water gets in, the cabinet underneath can swell, so the joint is sealed in one unbroken line.
Looking after it afterwards
Looking after new joints is easy, and it makes a real difference:
- Wipe the sealant dry after showering
- Let new sealant cure fully before it gets wet
- Avoid abrasive pads on the sealant
- Check the joints every few months for splits or lifting
Do not stand bottles along the bead, as they hold water against it. Squeegeeing the walls and tray after use helps the joint dry.
Watch for the early signs: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. If you spot one, it’s time to reseal.
What we are called out for in G33
Baths and trays move. Acrylic in particular gives slightly under the weight of water and a person, while a poorly supported tray can shift underfoot. That movement works at the bead until it splits or peels away.
The problems people normally mention when they call include:
- Leaks into the floor or ceiling below
- Mouldy sealant that has gone black
- Failed sealant on the screen profile
- Water getting behind the kitchen upstand
Should I try it myself first?
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Why act early?
Fresh sealant smartens a bathroom or kitchen with very little disruption, which matters if you are letting a property or selling it. Lumpy sealant with smears on the tiles has the opposite effect.

FAQs for G33
Are you an approved applicator?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
Where are you based?
Mr Mastic is based in Crawley. Our applicators cover G33, along with the rest of our area.
What do you need from me for a quote?
The location, the problem and the rough size of the job. If you can, email a few photos.
Do the sealants smell?
That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.
Do you do commercial work?
Yes. We work in offices, washrooms, hotels and other commercial premises. Working times can be discussed when we quote.
Can you just seal over the old silicone?
No, and it’s one of the main reasons reseals fail. We cut out all of the old sealant, clean the joint and start again.
Can you quote for more than one area?
Yes, we can. Several rooms, windows or areas can go on one quote.
