Bathroom resealing in Garnkirk
Showers work their sealant harder than baths. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. Each gets a bead of anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. We work on baths, sinks & splashbacks and kitchen worktops & upstands, and people most often call us about black spots spreading through the bead and smears of silicone across the tiles.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are usually the first signs.
A one-year guarantee comes with the work, just as it does everywhere we cover.

When it is not the sealant
Before booking, it’s worth knowing the limits too:
- A leaking waste, trap or valve
- A tray or bath that is cracked through
- Loose or hollow tiles, or failed tanking behind them
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before you book.

Should I try it myself first?
If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
Why it’s worth doing now in Garnkirk
Dealing with sealant early is a short job: it takes two to three hours for a typical bath, depending on how much old sealant there is. Wait for a leak and you may be looking at panels off, drying out and redecorating too. In an older home around Garnkirk, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

How it works
Most of a good job is in the preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. In total, it generally takes half a day or less for one room, longer when the kitchen is included. Outside jobs in Garnkirk need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- We cover the area around the joints we are working on.
- Old sealant is sliced away and the residue removed.
- Mould is treated, then the joint is left to dry thoroughly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- The joint is finished neatly and we explain when it can get wet.

When to call us in Garnkirk
Older sealant shrinks and hardens. In kitchens it often shrinks away from the back edge, opening a hairline gap that lets water and crumbs in. Heat from the hob and strong sprays speed it along.
The problems people generally mention when they call are:
- Water getting behind the kitchen upstand
- New sealant laid over old sealant that is now lifting
- Damp behind the bath or under the tray
- A bead that has pulled away from the tiles
If you let a flat or house near Stepps station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

FAQs for Garnkirk
Can you help a landlord with a rental near Stepps station?

Can you do bathroom resealing in Garnkirk?
Yes. We work across all of Scotland, and Garnkirk is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing, and we will give you a clear quote.
Which products do you use?
Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we will explain our choice.
Do I need to be at home?
If the work is inside, we need someone to let us in. After that, you can carry on with your day.
Can you quote for more than one area?
Yes. Just list everything you need and we will quote it together.
My sealant has gone black. Can you sort it?
Yes, we replace the mouldy bead. Sprays can fade the marks, but cutting it out and resealing is what lasts. Airing the room well helps stop it returning.
How long does a bath or shower reseal take?
That depends on the number of joints and the state of the old sealant. For most single baths or showers, allow a couple of hours.
Is the work guaranteed?
Yes. Every job carries our one-year guarantee.

Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Glasgow has a lot of sandstone tenements, so many bathrooms sit right above a neighbour’s ceiling.

Aftercare tips
To keep the joints looking good and working properly:
- Stick to a soft cloth and a mild cleaner
- Look for lifting corners and small gaps now and then
- Move toiletries away from the joint
- Don’t leave water standing on kitchen joints
Keep bottles and razors off the sealant line, because they trap water against the silicone. A quick squeegee after showering helps the joint dry.
Mould that starts as a few spots spreads through the bead. When it has grown right through, it rarely cleans out, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.
