How we handle new build mastic in Garnkirk

Snagging sealant properly means taking the failed bead out completely. New silicone won’t bond to old silicone, so the joint is cut out, cleaned, dried and resealed. We work on skirting & floors, kitchens and plot handovers, and common reasons people get in touch are cracked caulk along new skirting and shower seals failing in the first year or two.

Around smaller Scottish places like Garnkirk, new homes tend to be single plots or small developments. They need their sealant and floor joints finished just as carefully as on a big site.

A 12-month guarantee comes as standard.

FAQs for Garnkirk

Can you do new build mastic in Garnkirk?

Yes. We work across all of Scotland, and Garnkirk is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.

Will you come out to Garnkirk?

Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

My new home is still under warranty. Should I contact you?

Start with the builder if you’re in the snagging or warranty period. Once that’s done, or if they won’t put it right, we can reseal it properly.

How long should I leave it?

Most sealants are touch-dry well before they’re fully cured. We’ll tell you how long to leave the joint before we leave.

How long does the job take?

As a guide, most jobs take a few hours for most snagging lists, longer for a run of plots. Bigger jobs take longer, and we’ll tell you how long to expect.

Are you an approved applicator?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

Which products do you use?

Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we will tell you what we’re using.

Do you work for developers?

Yes. Plot mastic and second-fix sealing for developers is part of our work. Send us the plot schedule and we will quote.

Do you need new build mastic in Garnkirk?

Baths and trays settle under load once the home is lived in. If a bath wasn’t filled when it was sealed, the bead is stretched the first time it’s used and the sealant may split.

If you can see any of these, it’s time to have the joints looked at:

  • Sealant applied over dusty or wet surfaces
  • Skirting joints opening in the first winter
  • Cracked sealant around new window and door frames
  • Gaps behind new kitchen upstands

If you’ve bought a new home near Stepps station, the sealant around baths, showers and frames is worth checking in the first year or two.

When it isn’t the sealant

We’d rather tell you now than do work that will not last, so here’s what sealant cannot put right:

  • Your warranty claim itself, which is between you and the builder
  • A tray or bath that is not properly supported, until it’s fixed
  • Broken tiles or a split tray

If you are not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer before booking.

What affects the quote in Garnkirk

The price is agreed before any work begins. It’s based on:

  • Which sealant suits the joint
  • Whether old sealant or filler has to be cut out
  • Any mould that needs treating
  • Whether the work is at height

We don’t show prices on the website, because the cost depends so much on the job itself. For a quick quote, please email us at info@mrmastic.co.uk and we’ll talk you through it.

What to tell us for a quote

Before you ask for a quote, have a think about:

  • Pictures of the joints, sent by email
  • The rough size of the job
  • What’s wrong with the joints now
  • Any access issues, like height or stairs

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and email photos if that is easy.

How the visit works

Good joint work is mostly preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. In total, it usually takes a few hours in a single home. Outdoor work around Garnkirk depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. We go through the snagging list or plot schedule and agree the joints to do.
  2. We cut out every bit of the failed or messy sealant.
  3. Surfaces are cleaned of building dust and primed where needed.
  4. A sealant chosen for each area goes in and is tooled smooth.
  5. Finally, each room is checked and you are given the cure time.

Getting ready for the visit

  • Tell us about access, such as stairs, a lift or high-level joints
  • Clear the area around the work
  • Try not to wet indoor joints just before the visit

DIY versus a professional finish

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

What happens if it’s left?

A tube of sealant from the DIY shop will not fix the cause: grit, unprimed surfaces and old layers underneath. Proper removal and preparation are what make it last. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Combining jobs into one visit is normally more efficient than separate visits, so tell us about everything that needs sealing. We will give you a clear price for the lot.

Different surfaces, different methods

Kitchens

Worktops in new homes can move slightly as the house dries, opening gaps behind the upstand. We reseal them with a flexible sealant.

Windows and doors

The gap between a new frame and its plaster reveal often opens up. We remove cracked sealant and apply a flexible one in a matching colour.
