How bathroom resealing works in G69
Sealant is the soft line between a bath, shower or worktop and the wall. Once it cracks or goes mouldy, water starts to find its way through. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. We work on sinks & splashbacks, kitchen worktops & upstands and baths, and common reasons people get in touch are gaps between the worktop and the wall and failed sealant on the screen profile.
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes two to three hours for a typical bath, depending on how much old sealant there is, and the area is left clean.
- We look at every joint first and check for movement or leaks.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

Where we work in G69
From Coatbridge, Moodiesburn and Baillieston to its smaller places, homes across G69 have bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.
Our work covers the whole of Scotland, G69 included. Journeys are planned ahead, and outside jobs are booked around the forecast.
Moodiesburn: Letting a property close to Gartcosh station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. Managing a site like Chryston High School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
DIY sealant or a professional job?
A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
Aftercare tips
Joint life depends on how it’s used and looked after. We suggest:
- Keep an eye on the corners, where splits start
- Stick to a soft cloth and a mild cleaner
- Keep scourers and sharp tools away from the bead
- Squeegee the walls and tray after use
In a kitchen, do not let water sit along the back of the worktop and keep hot pans away from the silicone. The drier the joint stays, the longer it lasts.
Each shower pushes a little more water through a failed joint. Over time that water reaches floors, walls and ceilings. Resealing early stops it.
Signs you need bathroom resealing
The wrong product fails fast. Acrylic caulk and general-purpose sealants are not designed for a joint that’s wet every day, so they crack, discolour or grow mould quickly. Wet areas call for a sanitary silicone with an anti-fungal additive.
Keep an eye out for these signs:
- Leaks into the floor or ceiling below
- A joint torn by a bath that flexes
- Gaps between the worktop and the wall
- A bead that has pulled away from the tiles
What sealant work can’t fix
New sealant can’t fix everything, and we’d rather say so up front. Sealant won’t put right:
- Damage behind the tiles that needs a tiler
- Failed grout lines across the wall
- A cracked shower tray or bath (that needs repair or replacement)
Work for landlords, hotels and businesses
A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.
Hotels need rooms back in use, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.
