How bathroom resealing works in G40
A shower joint gets soaked every day. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. Each gets a bead of anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. We are often asked to deal with damp behind the bath or under the tray and shrunken sealant along the back of a worktop, across sinks & splashbacks, kitchen worktops & upstands and wet rooms.
When we arrive, we start by going over the job with you. Surfaces next to the work are protected before any work begins. Most jobs take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen.
- First the area is protected and every bit of old sealant removed.
- Next, the joint is cleaned and any mould is treated.
- The joint is left to dry, and baths are filled with water first.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- We tidy up and give you the cure time, generally around 24 hours.

Bathroom resealing across G40: local notes
Across G40, from Calton, Hutchesontown and Newbank outwards, we see bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.
Scottish weather is hard on outside joints, especially in the wetter west. That shapes the choice of sealant for jobs across G40.
Calton: Rented homes near Bellgrove station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. Homes close to Calton New Parish Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.
What sealant work cannot fix
Before booking, it’s worth knowing the limits:
- Water coming from the plumbing rather than the joint
- Damage behind the tiles that needs a tiler
- Movement from a bath with loose feet or no proper support
How we quote for bathroom resealing
The quote reflects the job in front of us. We look at:
- How many areas need sealing
- The number and length of the joints
- How much old sealant there is and how hard it is to remove
- Any working-time requirements on site
What you pay reflects the work, not a rough estimate. That’s why we ask a few questions first.
Asking for a quote
Photos help, but a description is a good start. Try to tell us:
- Whether it’s a home or a business
- The rough size of the job
- If someone has resealed it before
- Where the job is, and your postcode
We don’t publish a price list, as no two jobs are quite the same. Instead, we send you a clear quote for your job. To get started, drop us a line at info@mrmastic.co.uk.
Can I do it myself?
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
If you’ve already had a go yourself, that is fine. We cut it out and start again, so tell us about it when you ask for a quote.
Aftercare tips
Good habits help new joints last longer. A few tips:
- Run the extractor fan during and after every shower
- Do not leave water standing on kitchen joints
- Keep scourers and sharp tools away from the bead
- Keep an eye on the corners, where splits start
In a kitchen, do not let water sit along the back of the worktop and keep hot pans away from the silicone. The drier the joint stays, the longer it lasts.
There’s no need to wait for a full refurbishment. Sealant is a maintenance item, like the paint on a window frame, and replacing it when it fails protects the rest of the room.
Surface by surface
Baths
Most bath leaks begin along the long edge, particularly where there’s a shower over the bath. It gets one smooth bead of anti-fungal silicone.
Shower trays & enclosures
Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both get soaked every time the shower runs, so each is cut out and renewed with anti-fungal sanitary silicone.
G40 questions
Can you just seal over the old silicone?
No, never. A bead laid over old silicone soon starts to come away. Every trace of the old bead is removed first.
How much does bathroom resealing cost in G40?
Every job is different, so each one gets its own quote. To get one, drop us a line at info@mrmastic.co.uk with a short description of the job.
Do you cover G40?
Yes. We’re based in Crawley and work across South East England, London and Scotland, G40 included.
Will the old sealant be removed?
Yes. We cut out all the old sealant and clean the joint before applying anything new.
Do you work for letting agents?
Yes. Domestic, commercial and hotel work are all part of what we do.
Are you ARBOMaster approved?
Yes. Mr Mastic is an ARBOMaster approved applicator and we’re fully insured too.
Can you reseal around my kitchen sink and worktop?
Yes. Kitchen joints get extra degreasing before the new bead goes on, then a colour-matched bead is laid.
