Bathroom resealing near Camlachie

About our bathroom resealing in Camlachie

The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. When it splits, shrinks or turns black, water gets behind it into walls, panels and floors. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. If you’re dealing with a messy, uneven bead from a previous reseal and two layers of silicone, both failing, we can help, on kitchen worktops & upstands, baths and sinks & splashbacks alike.

Scotland’s cities have a lot of flats, from sandstone or granite tenements to modern blocks, as well as houses in the suburbs. Scottish water is generally soft, so limescale is less of a problem than in hard-water areas, but mould still grows into sealant and grout in a steamy bathroom.

Aftercare tips

To keep the joints looking good and working properly:

  • Look for lifting corners and small gaps now and then
  • Wipe the sealant dry after showering
  • Run the extractor fan during and after every shower
  • Keep bottles off the sealant line

Good ventilation does more than any cleaner. Run the extractor fan during and after a shower, so the silicone gets a chance to dry.

Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning normally won’t remove it, and nearby grout often goes the same way. Replacing the sealant early keeps the job small.

Your questions about bathroom resealing in Camlachie

Can you help a landlord with a rental near Duke Street station?

Yes, rental work is part of what we do. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.

Do you work for hotels and guest houses in Camlachie?

Yes, we work for hotels as well as homes and businesses. Rooms can be done a few at a time, so the building stays open.

Are you an approved applicator?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

My sealant has gone black. Can you sort it?

Yes. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.

Do the sealants smell?

It depends on the product. Some products have a noticeable smell, others very little.

Is it OK to put new sealant on top of the old bead?

No. It’s a common reason for reseals failing. The old joint is stripped, cleaned and resealed from scratch.

Where are you based?

Our base is Crawley. Our area covers South East England, London and Scotland.

How much does bathroom resealing cost in Camlachie?

We do not publish prices, because the cost depends on the job: its size, the old material, access and the product needed. You’ll get a clear quote before we start.

How we quote for bathroom resealing

For a quick quote, just ask. What matters most is:

  • How much old sealant there is and how hard it is to remove
  • How many rooms, windows or areas are involved
  • The number and length of the joints
  • Which sealant suits the joint

What it costs depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before work begins.

There are hotels and other places to stay in and around Camlachie. Hotel bathrooms are part of our work as well as homes, and can be done room by room. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out.

Honest limits

In fairness, there are a few things sealant won’t fix:

  • Water coming from the plumbing rather than the joint
  • Damage behind the tiles that needs a tiler
  • Failed grout lines across the wall

If you are not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.

What we seal

  • Kitchen worktops & upstands
  • Basins & vanity units
  • Baths
  • Wet rooms
  • Shower trays & enclosures
  • Sinks & splashbacks

Different surfaces, different methods

Basins & vanity units

The back of a basin gets wet every time someone washes. Old sealant there often goes black at the corners, and we treat it exactly as we would a bath.

Kitchen worktops & upstands

Worktop joints get wet and wiped every day. We seal them in a colour that suits the worktop, so the line does not stand out.

The process

Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes half a day or less for one room, longer when the kitchen is included and we leave things clean and tidy. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. In Camlachie, it helps to know the floor, the door entry arrangements and the nearest parking.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

How to prepare

  • Let us know about parking restrictions
  • Plan for the work area to be out of bounds to pets and children
  • Mention any tricky access

Advice

Common problems we fix in Camlachie

The wrong product fails fast. Acrylic caulk and general-purpose sealants aren’t designed for a joint that is wet every day, so they crack, discolour or grow mould quickly. Wet areas call for a sanitary silicone with an anti-fungal additive.

These are the problems we’re asked about most:

  • Black mould in the silicone that won’t clean off
  • Leaks into the floor or ceiling below
  • Lumpy, uneven sealant from a DIY attempt
  • Gaps between the worktop and the wall

For site and facilities teams at buildings such as St Mungo's Academy, we reseal washrooms and kitchens in schools and businesses as well as homes.

10 questions to ask before booking

DIY sealant or a professional job?

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.
