About bathroom resealing in G32
Resealing is a small job that makes a big difference. Mouldy silicone makes even a new bathroom look neglected, and a clean white or clear joint fixes it quickly. It also seals the gaps that let water behind the bath. We work on baths, wet rooms and sinks & splashbacks, and people most often call us about shrunken sealant along the back of a worktop and lumpy, uneven sealant from a DIY attempt.
We work through the job in order: protect, prepare, seal, tidy. Typically it takes half a day or less for one room, longer when the kitchen is included and we leave things clean and tidy.
- We start by protecting the area and stripping out the old bead.
- We clean and degrease the joint and treat any mould.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- Finally we tidy up and explain the cure time before we leave.

Bathrooms and kitchens across G32
Homes across G32 range from older properties to new builds, with plenty of rented property in places like Baillieston, Garrowhill and Newbank. Sound sealant and clean grout keep water out and rooms looking cared for.
Scotland has its own building regulations, and homes here bring their own details: sash and case windows, harled walls and, in the towns and cities, tenement flats. We work across Scotland, including G32.
Tollcross: If you let a flat or house near Carntyne station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. If you look after a building such as Cardinal Winning Secondary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
When something else is needed
It helps to know what we can’t do:
- A tray or bath that is cracked through
- A tray that rocks until it’s re-bedded
- A leaking waste, trap or valve
DIY sealant or a professional job?
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
Why deal with it now?
You don’t need a new bathroom because the sealant looks bad. Replacing the joint is normally all it takes. If something else is wrong, we’ll tell you.
What your quote should include
- Whether the sealant suits the joint
- Which colour the sealant will be
- How the surfaces are prepared before sealing
- How long the guarantee is
Surface by surface
Wet rooms
If a wet room leaks, the cause may be the tanking or the drain rather than the joints. We check the joints and say so if the fault looks to be elsewhere.
Baths
The long joint down the side of a bath is where most leaks start, especially under a shower. We finish it with a single, even bead of anti-fungal silicone, tooled so water can’t sit on it.
Landlord and commercial work in G32
We also work for property managers and facilities teams in G32 and across Glasgow. We can quote a run of properties together, and we’re fully insured.
Letting agents and landlords in G32 can book us as well as householders. Resealing between tenancies keeps a property looking cared for before the next move-in.
Common questions in G32
Can you work on commercial sites?
Yes. Hotels, offices and other businesses use us, and we’re fully insured.
Can you reseal around my kitchen sink and worktop?
Yes. Where it’s needed by the sink, we use a food-safe sealant.
How long does the new silicone need before I use the shower?
After around 24 hours in most cases. We’ll tell you the cure time for the product we used.
Is it OK to put new sealant on top of the old bead?
No, and it’s one of the main reasons reseals fail. We cut out all of the old sealant, clean the joint and start again.
What do you put in the joint?
We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice.
What information do you need?
Where the job is, what the problem is and roughly how big it is. Photos by email help too.
Can I do it myself?
It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.
