Bathroom resealing in Parkhead
With over 20 years in the trade, we reseal baths, showers and kitchens in homes across Parkhead. We are ARBOMaster approved and fully insured, and the work comes with a 12-month guarantee. We work on sinks & splashbacks, wet rooms and baths, and common reasons people get in touch are water getting behind the bath panel and sealant that has split, shrunk or peeled away.
Tenement flats are common in all four of Scotland’s big cities, alongside houses and newer flats. In a tenement, most bathrooms sit above someone else’s ceiling, so failed sealant around a bath or shower can soon become a neighbour’s problem.
We stand behind the work with a one-year guarantee.

DIY versus a professional finish
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Landlords, agents and businesses in Parkhead
From a single let to a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.
Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. Several properties can go on one quote.
What we do, step by step
Once we are on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. In Parkhead, it helps to know the floor, the door entry arrangements and the nearest parking.
- We look at every joint first and check for movement or leaks.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you are told the cure time, generally around 24 hours.
Getting ready for the visit
- Where the joints are inside, avoid wetting them before we arrive
- On commercial sites, let us know about site rules
- Mention any leaks or damp you’ve noticed

Keeping the joints in good condition
How long the joints last depends on use and care. Here’s what we suggest:
- Use gentle cleaners on the silicone
- Keep the fan on for a while after bathing
- Avoid abrasive pads on the sealant
- Squeegee the walls and tray after use
Have a look at the joints every few months. Small splits and lifting ends are easy to catch early, and if anything looks wrong, just drop us a line at info@mrmastic.co.uk.
Watch for the early signs: lifting ends, gaps, dark shadows under the bead or a stain downstairs. Any of these means the joint needs attention.

Bathroom resealing in Parkhead: local notes
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out. Sandstone tenements are a big part of Glasgow’s housing, where most bathrooms sit above another flat.
Rented homes near Carntyne station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

We will always be straight with you, so here’s what new sealant won’t do:
- A cracked shower tray or bath (that needs repair or replacement)
- A tray that rocks until it’s re-bedded
- Loose or hollow tiles, or failed tanking behind them

What we’re called out for in Parkhead
Sealing over old silicone is one of the commonest mistakes we find. Fresh silicone cannot grip the old bead underneath, so it peels, leaks and hides mould behind it.
Common reasons people contact us include:
- Sealant that has split, shrunk or peeled away
- Lumpy, uneven sealant from a DIY attempt
- Shrunken sealant along the back of a worktop
- Two layers of silicone, both failing
Schools such as St Mungo's Academy are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.
What to look for in a quote
- Whether VAT is included
- When the joint can take water or movement
- How the joint is cleaned and prepared
- Are they insured?
