Bathroom resealing in Tollcross

Kitchens need the same care as bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback all take splashes every day, and water that gets into the back edge of a worktop can swell the board. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. We work on wet rooms, sinks & splashbacks and baths, and the jobs we see most are mouldy sealant that has gone black and a messy, uneven bead from a previous reseal.

Tenement flats are common in all four of Scotland’s big cities, alongside houses and newer flats. In a tenement, most bathrooms sit above someone else’s ceiling, so failed sealant around a bath or shower can soon become a neighbour’s problem, and that’s as true in Tollcross as anywhere in the city.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

Signs you need bathroom resealing in Tollcross

Silicone does not last for ever. Daily water, heat and cleaning products take their toll over the years, and how long it lasts comes down to use, cleaning and ventilation.

Look out for any of the following:

  • Leaks into the floor or ceiling below
  • Black spots spreading through the bead
  • Gaps where the bath or tray has moved
  • New sealant laid over old sealant that is now lifting

If you live in an older home near Victoria Tollcross Church and Hall, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

What bathroom resealing looks like in Tollcross

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out. Sandstone tenements are a big part of Glasgow’s housing, so many bathrooms sit right above a neighbour’s ceiling.

If you let a flat or house near Carntyne station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. For site and facilities teams at buildings such as Cardinal Winning Secondary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Your questions about bathroom resealing in Tollcross

Can a failed shower seal in a tenement flat in Tollcross leak into the flat below?

Yes, and the first sign is often a mark on the ceiling below. A proper reseal, with all the old sealant cut out, stops it at the source.

Do you cover Tollcross for bathroom resealing?

Yes, Tollcross is within the area we cover. We work across all of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

What colours of sealant can you use?

White and clear are the most common choices, and other colours are available to suit tiles, trays and worktops. Let us know your preference when you ask for a quote.

Do you work for letting agents?

Yes. Domestic, commercial and hotel work are all part of what we do, and we are fully insured.

Do you guarantee your resealing?

Yes. Our one-year guarantee covers every job, and we are fully insured.

My sealant has gone black. Can you sort it?

Yes. Once mould has grown into the silicone, it normally can’t be cleaned out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.

Do I have to be there?

It depends on the job. Inside work needs someone to give us access.

I’m a tenant. Can you help?

We are happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.

How the job changes by surface

Wet rooms

In a wet room, the joints between floor and walls take standing water. They’re resealed with anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.

Kitchen worktops & upstands

Kitchen joints need more degreasing than bathroom ones, because cooking grease stops sealant bonding. Proper degreasing is what helps the new joint last.

What we do, step by step

When we arrive, we look over the joints with you first, so you know exactly what we are doing. Surfaces next to the work are protected before any work starts. The work usually takes a couple of hours for a single bath or shower. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. In Tollcross, it helps to know the floor, the door entry arrangements and the nearest parking.

  1. We cover the area around the joints we’re working on.
  2. We cut away the old sealant and clean off what’s left.
  3. We treat any mould and let the joint dry properly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

How to prepare

  • Tell us about any previous sealing or DIY attempts
  • Keep children and pets away from the work area
  • Try not to wet indoor joints just before the visit

How to look after the new joints

Looking after new joints is easy, and it makes a real difference:

  • Never pick at the silicone with a blade
  • Open a window or run the fan so the room dries
  • Let new sealant cure fully before it gets wet
  • Wipe the sealant dry after showering

Have a look at the joints every few months. A small split or a corner lifting is easy to spot, and if anything looks wrong, just drop us a line at info@mrmastic.co.uk.

Don’t wait for a refit to deal with failed sealant. Sealant is a maintenance item, like the paint on a window frame, and renewing it as soon as it fails protects everything around it.

DIY versus a professional finish

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

What affects the quote in Tollcross

We quote each job individually. This is what makes a difference:

  • The number of rooms or windows
  • How much old sealant there is and how hard it is to remove
  • Mould in or behind the old joints
  • The product the joint needs

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we’ll explain what it covers.

What to tell us for a quote

Photos help, but a description is a good start. Please mention:

  • What’s wrong with the joints now
  • Any access issues, like height or stairs
  • Photos by email, if that is easy
  • The type of property

Call for a quick quote, or email us if that’s easier. Tell us about the joints that need doing and we’ll explain what’s involved before giving you a price.

What we cannot put right

New sealant can’t fix everything, and we’d rather say so up front. It will not solve:

  • Failed grout lines across the wall
  • Damage behind the tiles that needs a tiler
  • A bath or tray that moves because it is not properly supported

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.
