Regrouting in Tollcross: local notes
In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out.
Schools such as Cardinal Winning Secondary School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes. Homes close to Victoria Tollcross Church and Hall include some older properties, and walls and floors in older homes can move, and sealant and grout show it first. If you let a flat or house near Carntyne station, stained grout drags a rental down, and regrouting between lets puts that right.

Regrouting in Tollcross, done properly
Stained, crumbling or cracked grout can make a sound bathroom look tired. With regrouting, the tiles stay and only the grout is renewed, so there’s no stripping out and no new tiles to choose. We work on tiled floors, wet rooms and kitchen splashbacks, and the jobs we see most are grout in a colour the owner wants to change and stained grout that cleaning won’t shift.
Tollcross is in one of Scotland’s four big cities, where many tenement bathrooms were fitted into rooms that weren’t built for them. Space is tight and ventilation can be poor, and steam with nowhere to go is what turns sealant black and grout grey.
The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we’ll put it right.

Landlord and commercial work in Tollcross
If you manage several properties in or around Tollcross, several properties can be quoted together. Send us the addresses and the work at each, and pictures by email help.
We work for landlords and letting agents as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order.
Why it’s worth doing now in Tollcross
Grout pens and paint-on colourants only cover the surface. They will not fill gaps or keep water out, and stains can show through again. A proper regrout puts new grout in the joint. Scottish rain finds any gap around a frame or wall joint, and in a tall building in Tollcross, damp can travel a long way before it shows.
Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we will go through it with you.

What affects the quote in Tollcross
We don’t publish a price list, because jobs vary so much. What we look at:
- Whether there’s mould to deal with
- Whether the work is at height
- How many areas need sealing
- How much old sealant there is and how hard it is to remove
A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. We take all of that into account in your quote.
What to tell us for a quote
You do not need to know the technical terms. Just tell us:
- Any previous sealing or DIY work
- The problem you’ve noticed
- Roughly how big the job is
- Photos by email, if that is easy
We don’t publish a price list, because every job is different. Instead, we give you a clear quote for your job. To arrange one, email us at info@mrmastic.co.uk.
Questions from Tollcross
Can you do regrouting in Tollcross?
Yes, Tollcross is within the area we cover. We work across all of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear quote.
I let a flat near Carntyne station. Can you help?
Yes, rental work is part of what we do. Just send an email to info@mrmastic.co.uk and tell us about the property, and we’ll send you a clear quote.
Do you remove the old sealant?
Yes. We cut out all the old sealant and clean the joint before resealing.
Do you reseal at the same time?
In most cases, yes. The corners and edges should be silicone, and it makes sense to renew both together.
Are you ARBOMaster approved?
Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.
Will there be a smell?
Some sealants have a smell while they cure. Ventilation helps.
What does regrouting cost?
The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote.
Are you fully insured?
Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.
Surface by surface
Shower walls
Shower walls are the most common area we regrout. Cracked or missing grout here lets water behind the tiles.
Corners and edges
Edges are resealed while we are there, so everything is renewed at once.
When something else is needed
In fairness, there are a few things sealant won’t fix:
- Loose tiles, which need refixing first
- A structure that flexes behind the tiles
- Water coming from plumbing rather than grout
Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before you book.
Joints and surfaces we work on
- Shower walls
- Kitchen splashbacks
- Bathroom floors
- Bathroom wall tiles
- Tiled floors
- Wet rooms
Should I try it myself first?
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
The process
Most of a good job is in the preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it normally takes a few hours, or longer for a fully tiled room. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. For a job in Tollcross, tell us the floor, how the door entry system works and where we can park nearby.
- We check the tiles for any that are hollow or loose.
- We rake out the grout evenly, protecting the tile edges.
- We vacuum the joints so the new grout bonds.
- We regrout the joints and clean the tile faces.
- Silicone goes into the corners and along the edges.
Preparing for the visit
- Try not to wet indoor joints just before the visit
- Plan for the work area to be out of bounds to pets and children
- Tell us about any water getting in
