What the job involves on each surface

Bathroom wall tiles

Walls outside the shower get less water but grout there still discolours. Regrouting brings them back in line.

Shower walls

A shower wall is soaked daily, so grout there works hardest. It’s often the first place grout washes out.

Regrouting in Lilybank

Stained, crumbling or cracked grout can make a sound bathroom look tired. With regrouting, the tiles stay and only the grout is renewed, so there’s no stripping out and no new tiles to choose. We work on wet rooms, shower walls and kitchen splashbacks, and common reasons people get in touch are grout that’s cracking and breaking up and gaps where the shower grout has gone.

Scotland’s cities have a lot of flats, from sandstone or granite tenements to modern blocks, as well as houses in the suburbs. Scottish water is generally soft, so limescale is less of a problem than in hard-water areas, but mould still grows into sealant and grout in a steamy bathroom.

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

Common questions in Lilybank

I let a flat near Carntyne station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

Could a leaking bath seal in my Lilybank flat reach the neighbours below?

Yes, and the first sign is often a mark on the ceiling below. A proper reseal, with all the old sealant cut out, stops it at the source.

Do you have insurance?

Yes, we’re fully insured for every job we do.

Do you work in Lilybank?

Yes. We work in Lilybank. For a quote, drop us a line at info@mrmastic.co.uk.

How long should I wait before showering?

It varies with the products and the room. We’ll tell you exactly how long when the job is done.

Can you regrout just the shower?

Yes. Many jobs are just the shower walls, or just the joints that have failed.

Will the sealant be renewed as well as the grout?

Yes, in most cases. New grout beside old sealant wouldn’t look right and could still leak.

What does regrouting cost?

We don’t publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. You will get a clear quote before we start.

For landlords and businesses

In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

Regrouting around Lilybank

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Glasgow has a lot of sandstone tenements, where most bathrooms sit above another flat.

Rented homes near Carntyne station change hands often, and stained grout drags a rental down, and regrouting between lets puts that right. Managing a site like Cardinal Winning Secondary School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

What we do, step by step

Before we leave, we go over the finished joints with you and explain the cure time. The visit itself usually takes a few hours, or longer for a fully tiled room, depending on the size of the job. For a tenement in Lilybank, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. It helps to know which it is when you get in touch.

  1. First we agree what’s being done and flag any loose tiles.
  2. Grout is raked out without chipping the tiles.
  3. The joints are cleaned out and vacuumed.
  4. The new grout goes in, then the tile faces are cleaned.
  5. Internal corners and edges are resealed.

Advice

Keeping the joints in good condition

No joint lasts for ever, but care makes a real difference. A few tips:

  • Keep an eye on the silicone along the edges
  • Clean with a soft brush, not anything metal
  • Use a squeegee on the tiles after showering
  • Avoid neat bleach and strong acid descalers on grout

A squeegee or cloth over the tiles after use stops soap and water sitting on the grout. Ventilate the room well to help it dry out.

Leaving failed grout can mean tiles come loose. Once that happens, regrouting won’t fix it so early action pays.

What happens if it’s left?

Regrouting keeps the tiles you already have. Retiling is a much bigger job: stripping, making good, new tiles and new grout, and often a few days without a shower. When the tiles are fine, it’s the sensible first step. In a tenement flat in Lilybank, a failed seal is rarely just your problem: a leak can come through the ceiling below, and gaps in shared walls or fire-rated joints matter to every flat.

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

What affects the quote in Lilybank

We do not publish a price list, because jobs vary so much. The quote depends on:

  • How many rooms, windows or areas are involved
  • How much old sealant there is and how hard it is to remove
  • When we can work, for business premises
  • The type of sealant required

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

What we need to know

Before you ask for a quote, have a think about:

  • The problem you’ve noticed
  • Roughly how big the job is
  • The type of property
  • If someone has resealed it before

Getting a quote is simple: let us know what needs doing and where and its rough size. Photos by email help us understand the job, and we will come back to you with a quote.
