How we handle regrouting in Dowanhill
Grout is the filler between your tiles, while sealant goes where tiles meet a bath, tray or worktop. When grout cracks or washes out, water has a way in behind the tiling. Our job is to rake it out and put new grout in, then reseal the corners and edges. We are often asked to deal with grout in corners that has cracked and grout stained black or orange that won’t clean, on shower walls, kitchen splashbacks and wet rooms.
Tenement flats are common in all four of Scotland’s big cities, alongside suburban houses and modern blocks. In a tenement, most bathrooms sit above someone else’s ceiling, so failed sealant around a bath or shower can soon become a neighbour’s problem, and that is as true in Dowanhill as anywhere in the city.
The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

What we’re called out for in Dowanhill
Hard water and soap leave a film on grout and stick to it. In time the grout under it darkens and breaks down, which is when replacing it makes sense.
Look out for these signs:
- Floor grout that has worn and darkened
- Greasy, stained grout behind the hob
- Grout that stays dark however much it’s cleaned
- Gaps where the shower grout has gone
If you look after a building such as Notre Dame High School, we reseal washrooms and kitchens in schools and businesses as well as homes.

How the job changes by surface
Bathroom floors
Cracked floor grout can point to movement underneath. We check the tiles before regrouting.
Wet rooms
New grout in a wet room keeps the surface sound. It cannot fix waterproofing below the tiles.
The process
Once we are on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours for a shower enclosure, longer for a whole room. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. For a job in Dowanhill, tell us the floor, how the door entry system works and where we can park nearby.
- First, we check for loose or hollow tiles and point out any we find.
- Old grout is raked out to a consistent depth without chipping the tiles.
- Dust and debris are vacuumed out of every joint.
- New grout is worked into the joints and cleaned off the tile faces.
- The corners and edges get new silicone, because grout there would crack.

What affects the cost of regrouting
Jobs vary more than people expect. What affects the quote:
- When we can work, for business premises
- The type of sealant required
- The size of the job
- How many rooms, windows or areas are involved
A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.
Helping us quote
Photos by email are helpful but not essential. Please mention:
- The address or postcode of the job
- Pictures of the joints, sent by email
- The problem you’ve noticed
- The type of property

Dowanhill questions
Could a leaking bath seal in my Dowanhill flat reach the neighbours below?
Yes, it can. In a tenement, water that gets past failed sealant or cracked grout can run under the bath or tray and through to the ceiling below, and then the repair involves your neighbours too. It’s worth sorting sealant and grout before it gets that far.
I let a flat near Hyndland station. Can you help?
Yes, rental work is part of what we do. Just send an email to info@mrmastic.co.uk and tell us about the property, and we’ll send you a clear quote.
Do you hold any approvals?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.
Are you insured?
Yes. Mr Mastic is fully insured.
Should corners be grouted or sealed?
We use silicone in corners and along edges. Grout in a moving joint soon cracks.
When can I use the shower again?
We’ll tell you on the day. The wait depends on the products and conditions, so follow the time we give you.
Do you do commercial work?
Yes. We work in offices, washrooms, hotels and other commercial premises. We can talk about working times when we quote.
Can you seal over the old sealant?
No. New silicone will not bond to old silicone, and anything trapped underneath, including mould and water, stays there. It all has to come out first.
Why deal with it now?
Bleach can lighten stained grout for a while, but mould that has got into grout usually comes back. Replacing the grout and resealing the edges is a lasting fix. In a Scottish city tenement, failed sealant affects more than one flat: water can reach the flat below, and gaps in shared walls or fire-stopping affect the whole stair.
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we will go through it with you.

Should I try it myself first?
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.
If you’ve already had a go yourself, that’s fine. We cut it out and start again, so just mention it when you contact us.
