Bathroom resealing across G12: what to expect

The secret of a lasting bead is the preparation. The old sealant is removed to the last smear, then the joint is cleaned, degreased and treated for mould. Only once it’s dry does the new bead go on. We work on sinks & splashbacks, wet rooms and shower trays & enclosures, and the jobs we see most are shrunken sealant along the back of a worktop and a bead that has pulled away from the tiles.

There’s no need to move everything out, just the space around the work. We protect the rest, and the work takes around two hours for one bath or shower, longer for a whole bathroom for a typical job.

  1. Protection goes down around the bath, shower or worktop.
  2. Old sealant is sliced away and the residue removed.
  3. We treat any mould and let the joint dry properly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. The joint is finished neatly and we explain when it can get wet.

Where we work in G12

Homes across G12 range from older properties to new builds, with plenty of rented property in places like Hillhead, Dowanhill and Woodlands. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.

Our work covers the whole of Scotland, G12 included. Journeys are planned ahead, and outside jobs are booked around the forecast.

Hillhead: Rented homes near Partick station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. Schools such as Hillhead High School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.

How the job changes by surface

Wet rooms

In a wet room, the joints between floor and walls take standing water. They get anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.

Shower trays & enclosures

Water often gets past the wall profile of a shower enclosure. It’s resealed along with the tray joints, following the enclosure maker’s guidance on which side to seal.

What affects the quote in G12

Call for a quick quote. The main things that affect it are:

  • The old material and how stubborn it is
  • How much there is to do
  • When we can work, for business premises
  • Which sealant suits the joint

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. You will know the price before we begin.

Helping us quote

Photos help, but a description is a good start. Please mention:

  • Any previous sealing or DIY work
  • How we’d reach the joints
  • The type of property
  • What the problem is, such as mould, gaps, leaks or cracking

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is.

Landlord and commercial work in G12

If you manage several properties in or around G12, jobs at different addresses can go on one quote. Send us the addresses and the work at each.

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.

Aftercare tips

Aftercare is simple, and it makes a real difference:

  • Keep an eye on the corners, where splits start
  • Dry worktop joints after washing up
  • Clean with a mild bathroom cleaner and a soft cloth
  • Dry the bead with a towel now and then

Keep bottles and razors off the sealant line, because they trap water against the silicone. A quick squeegee after showering helps the joint dry.

A failed kitchen joint is easy to miss. Splashes run behind the back edge and soak into the worktop, where it can make the board swell. A reseal in time can save the worktop.

Signs you need bathroom resealing

A bath shifts a little every time it’s filled and emptied. Acrylic in particular gives slightly under the weight of water and a person, and a tray that is not fully bedded can rock. Over time the joint tears or pulls away from the tile.

Common reasons people contact us include:

  • A messy, uneven bead from a previous reseal
  • Water escaping at the shower enclosure
  • Damp behind the bath or under the tray
  • Gaps between the worktop and the wall

Your questions about bathroom resealing in G12

Is white the only colour available?

You’re not limited to white: clear, white and colours chosen to suit the room. We’ll talk it through when we quote.

My sealant has gone black. Can you sort it?

Yes. Mould inside the bead rarely cleans out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.

Can tenants book the work?

Of course. Ask your landlord first, and we can send them the quote if that helps.

How much does bathroom resealing cost in G12?

We do not publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. You’ll get a clear quote before any work starts.

Are you ARBOMaster approved?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

Where do you work from?

Mr Mastic is based in Crawley. We cover G12 and the rest of Glasgow.

Can I do it myself?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.
