Hillhead questions

Do you work for landlords with property near Partick station?

Yes, landlords and agents are among the people we work for. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear quote.

Are the rules for fire-rated sealant different in Scotland?

Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that is how we fit it. We don’t certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.

What does intumescent mean?

Fire-rated is the broad term for sealants tested for fire stopping. Intumescent types expand when heated, and they’re one of the options. We use whichever the specification and tested details call for.

What do you put in the joint?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

Is it messy?

We keep the work tidy. Nearby surfaces are protected, and the area is left clean when we finish.

Is it OK to seal over old sealant?

No. The old sealant always comes out first.

Where do you work from?

We work from Crawley. Our applicators cover Hillhead, along with the rest of our area.

How long does fire rated sealant take?

It depends on the size of the job, but most jobs take from a few hours to a few days, depending on the number of gaps and the access. We will give you a better idea when we quote.

Fire rated sealant in Hillhead

Ordinary silicone or decorators’ caulk in a fire-stopping gap isn’t a fire-rated seal. Anything unsuitable comes out first and reseal with a fire-rated product tested for that kind of gap. If you are dealing with damaged fire sealant left by other trades and sealant items on a fire risk assessment action list, we can help.

In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. In Hillhead, as anywhere, fire-rated sealant goes in to the product’s tested details and washroom sealant is chosen to cope with heavy use.

Big or small, it’s backed by our one-year guarantee.

For landlords and businesses

We also work for property managers and facilities teams. Several sites can go on one quote.

In hotels, rooms out of use cost money, so we plan the work room by room. We’ve worked in hotels as well as homes and businesses.

DIY versus a professional finish

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Different surfaces, different methods

Linear gaps

Head-of-wall gaps are often hidden above suspended ceilings. We work along the whole run so there are no open sections left.

Plasterboard walls

Many fire-resisting walls in flats, offices and conversions are plasterboard. The sealant has to be one tested in plasterboard.

How the visit works

Before we leave, we go over the finished joints with you and tell you how long to leave it. The work normally takes from a few hours to a few days, depending on the number of gaps and the access, depending on the amount of work. Parking in city streets around Hillhead can be tight or controlled, so it helps to know about permits or nearby bays. If you are in a flat, let us know how we get in at the street door.

  1. We plan the order of work and access, floor by floor or flat by flat.
  2. We take out any damaged or unsuitable sealant.
  3. Gaps are cleaned of dust and loose material.
  4. We apply and tool the sealant to the product’s tested detail.
  5. We record what was done and flag anything that needs a different system.

How to prepare

  • Tell us about any water getting in
  • Mention any sign-in or site rules at work premises
  • Mention if the joints have been sealed before

Advice

Why it’s worth doing now in Hillhead

Fire-rated sealants are less forgiving than ordinary ones. How it’s installed changes how it performs, so we follow the maker’s details on every gap. Scottish rain finds any gap around a frame or wall joint, and in Hillhead, damp can spread through stone and plaster before anyone sees it.

Doing several joints on one visit normally makes better use of the time than several visits. We’ll give you a clear price for the lot.

What you get with us

  • Sanitary silicone with an anti-fungal additive in wet areas
  • Trusted Arbo and Everbuild sealants
  • More than 20 years in sealant work
  • An ARBOMaster approved applicator

When something else is needed

In fairness, there are a few things sealant won’t fix:

  • Sign-off of the building, which sits with building control or your assessor
  • Fire risk assessments, which need a qualified assessor
  • Big openings where sealant alone is not the tested solution

If you’re not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer.
